Refinancing Loans

If you thought conversations about religion or politics could get contentious, try being a fly on the wall when two people are talking about whether to lease or purchase a car. You’ll see both sides at each other’s throats, each claiming to enjoy the lion’s share of advantages and disdaining the drawbacks of the other–and the funny thing is, they’re both right.

Buying a car versus leasing is less a financial issue than a matter of lifestyle. A financial tally of both options would probably show you a fairly clear-cut choice, but you’d be overlooking the benefits and drawbacks associated with whether or not the car actually belongs to you.

If you’re the kind of person who likes to drive off the lot in a new car every few years, leasing is the way to go. Not only will you ensure you’re always behind the wheel of a relatively shiny set of wheels, but since monthly lease payments are usually lower than loan payments, you’ll be getting more car for your dollar.

On the other hand, if your goal is wringing maximum value out of your investment, buying is the way to go. Once you’re done paying, you simply keep on driving–no monthly payments in sight.

Let’s look at the major advantages and drawbacks of both leasing and purchasing a car.

Advantages of Leasing

  • You pay less money up front. Compared to the down payment for a new car loan, the down payment for a leased vehicle is much lower, or even nonexistent.
  • Your monthly payments are lower, too. When you’re on a tight budget, a lease may be the way to go simply because the monthly payments are low, low, low. Unlike payments for a car loan, lease payments only need to cover the car’s depreciation during the term of your lease (plus interest, taxes, and fees).
  • It’s easier to get approved for a lease than a new car loan. The goal posts are closer when you apply to lease a car than when you apply for a new car loan.
  • You won’t foot the bill for major repairs. Because most new-car warranties last the life of a typical lease, your only maintenance costs will consist of routine things like changing the oil, rotating the tires, and other recommended maintenance.
  • You’ll always drive a car with the latest tech and features. When you replace your car every two to three years via a new lease, you’ll always have access to the latest technologies.

Disadvantages of Leasing

  • Your insurance rates are higher. When you lease, your insurance policy has to cover the amount that’s still owed on the lease in case the car is totaled.
  • You’re left with no trade-in. When your lease is up, you’re left with nothing of value to take the edge off the cost of the next car.
  • You’ll pay a host of fees at both the beginning and end of your lease. While there are plenty of costs involved in taking out a new car loan, once it’s paid off, it’s over. At the end of a lease, however, you’ll still owe considerable fees.
  • You’ll pay extra if you exceed mileage restrictions. When you turn in your car at the end of your lease, if you’ve driven more than the allowable number of miles (usually 12,000 to 15,000 miles per year), you could be liable for significant penalties.
  • Ending a lease early could cost as much as paying out the contract. Early termination fees on leases run notoriously high.
  • If you’re hard on your vehicle, you’ll pay penalties. A car lease will hold you financially liable if you exceed normal wear and tear on the leased vehicle.
  • You need a good credit score in order to lease. While it’s generally easier to get a lease than it is a new car loan, you’ll still be required to have a strong credit score. Without one, you might have to buy a used car instead.
  • You won’t be able to customize your car. Because a lease requires that you return the vehicle in relatively comparable condition as when you leased it, you won’t be allowed to customize or modify the car. That means no custom stereo installations, paint jobs, or anything that can’t be reversed or removed before you return the car.

Advantages of Buying

  • The car is yours once you pay it off. You own something of value and have the freedom to do what you want to with it. Sell it, trade it in, maintain it in mint condition, drive it into the ground. The choice is yours.
  • You can sell or trade in your car at any point. Need to get rid of your car or get rid of your loan? You can choose to sell or trade in even before you’ve paid it off, using the money to pay off the balance of your loan.
  • Drive as much as you like. If you drive a lengthy commute to work, enjoy epic road trips, or just log a lot of miles on your car every year, you won’t find yourself chafing under mileage restrictions if you’ve chosen to purchase.
  • You don’t have to worry about wear and tear on your vehicle. We all want nice things, but leasing a car is more like borrowing for a long time—you have to keep the vehicle in tip-top condition. If you’re hard on cars, buy it; then you can use it as hard as you need to.
  • You won’t owe a big payment at the end of your payment term. A sizable balloon payment lurks at the end of the lease term for those who lease, but when you buy your car, your last monthly payment marks the end. Nothing more—you’re done.

Disadvantages of Buying

  • Your monthly payments will be higher than lease payments. If your monthly budget is tight, leasing could be a better option.
  • You’ll need to make a bigger down payment to bring down your monthly payments. If you want your monthly payments to be as low as those of your buddy who leased, you’ll need to put down a much larger down payment.
  • A new-car loan is typically tougher to obtain than approval for a lease. If you’re having trouble getting approved for a new car loan, try looking at used cars instead.
  • As your car ages, you’ll no longer have access to the latest features. Unless you’ve chosen a short loan term and plan to trade in as soon as you’ve paid off your car, you’ll be driving the same set of wheels longer than people who lease their cars. By the time they’re once again playing with the latest bells and whistles, you’ll still be driving the same vehicle you bought two or three years ago.

    Know the height of your vehicle. There low bridges, car park entrances that a 4X4 would fit under, but the extra height on the motorhome means these ar no go areas.You will find yourself looking for large open carparks that will allow you to enter and exit easily.

    Secure all your belongings in the vehicle. You don’t want some of your belongings joining you at the front of the vehicle whilst you are speeding along the motorway.

    Don’t take too much with you. The more you carry in the way of food, drink and belongings (including large containers of dog food if you are taking your dog) the heavier the fuel consumption of the vehicle.

    Do not to belt along -50/65 mph (80/105 km/h) appears to be both economic on the fuel and easier for emergency braking (remember there is 3.0/3.5 tonnes to stop!).

    Keep the external dimensions of your vehicle to hand (such as behind the sun visor). Remember the extra length of the vehicle when turning.

    One advantage of driving a motorhome is that you have very good visibility over most other traffic.

    Reversing – Many motoromes have a camera to assist reversing, some drivers find that even with a camera to assist it is still tricky but the more you do it the more experienced you should become.

    Estrogen and Women’s Emotions

    It’s clear that estrogen is closely linked with women’s emotional well-being. Depression and anxiety affect women in their estrogen -producing years more often than men or postmenopausal women. Estrogen is also linked to mood disruptions that occur only in women — premenstrual syndrome. premenstrual dysphoric disorder, and postpartum depression .

    Exactly how estrogen affects emotion is much less straightforward. Is it too much estrogen? Not enough? It turns out estrogen’s emotional effects are nearly as mysterious as moods themselves.

    Estrogen: What’s Normal?

    Beginning at puberty, a woman’s ovaries start releasing estrogen in coordination with each monthly menstrual cycle. At mid-cycle, levels suddenly spike, triggering the release of an egg (ovulation ). They then fall just as quickly. During the rest of the month, estrogen levels climb and fall gradually.

    Normal estrogen levels vary widely. Large differences are typical in a woman on different days, or between two women on the same day of their cycles. The actual measured level of estrogen doesn’t predict emotional disturbances.

    Hormones and the Brain

    That’s not to say estrogen isn’t a major player in regulating moods. Estrogen acts everywhere in the body, including the parts of the brain that control emotion.

    Some of estrogen’s effects include:

    • Increasing serotonin, and the number of serotonin receptors in the brain .
    • Modifying the production and the effects of endorphins, the “feel-good” chemicals in the brain .
    • Protecting nerves from damage, and possibly stimulating nerve growth.

    What these effects mean in an individual woman is impossible to predict. Estrogen’s actions are too complex for researchers to understand fully. As an example, despite estrogen’s apparently positive effects on the brain. many women’s moods improve after menopause. when estrogen levels are very low.

    Some experts believe that some women are more vulnerable to the menstrual cycle’s normal changes in estrogen. They suggest it’s the roller coaster of hormones during the reproductive years that create mood disturbances.

    Estrogen and Premenstrual Syndrome (PMS)

    As many as 90% of women experience unpleasant symptoms before their periods. If symptoms are reliably severe enough to interfere with quality of life, it’s defined as premenstrual syndrome (PMS). Generally speaking, PMS is present when:

    • Physical and emotional symptoms occur reliably a few days before multiple consecutive menses (periods).
    • The symptoms go away after completing a period and don’t occur at other times.
    • The symptoms cause significant personal problems (such as at work, school, or in relationships ).
    • No medicines, drugs, alcohol, or other health condition might be to blame.

    Bloating. swelling of arms or legs, and breast tenderness are the usual physical symptoms. Feeling overly emotional, experiencing depression. anger and irritability, or having anxiety and social withdrawal may be present. As many as 20% to 40% of women may have PMS at some point in life.


    Estrogen and Premenstrual Dysphoric Disorder (PMDD)

    As with PMS, women with premenstrual dysphoric disorder (PMDD) regularly develop negative mood symptoms before their periods. Some experts consider premenstrual dysphoric disorder to be a severe form of PMS.

    In PMDD, mood symptoms are more severe and often overshadow physical symptoms. The emotional disturbances are significant enough to cause problems with daily life. From 3% to 9% of women experience premenstrual dysphoric disorder.

    Estrogen appears to be involved in these mood disturbances, but exactly how is more of a mystery. Estrogen levels in women with PMS or PMDD are almost always normal. The problem may instead lie in the way estrogen “talks” to the parts of the brain involved in mood. Women with PMS or PMDD may also be more affected by the normal fluctuations of estrogen during the menstrual cycle.

    Estrogen and Postpartum Depression

    Having “the blues” after childbirth is so common it’s considered normal. However, 10% to 25% of women experience a major depression within the first six months after childbirth. The abrupt drop in estrogen after delivery seems like the obvious culprit — but this link has never been proved.

    Postpartum depression is treated like any other depression. with antidepressants. therapy, or both. Some preparations of estrogen do show promise as a potential add-on to these established treatments.

    Estrogen and Perimenopausal Depression

    In the months or years before menopause (called perimenopause ), estrogen levels are erratic and unpredictable. During perimenopause. up to 10% of women experience depression that may be caused by unstable estrogen levels. Some studies suggest that using a transdermal estrogen patch by itself can improve depression during perimenopause. Antidepressants were not given to women in these studies, so giving estrogen likely improved their depression.

    Estrogen and Postmenopausal Depression

    At menopause, estrogen levels fall to very low levels. Interestingly, taking oral estrogen does not improve depression in women after menopause. In large trials evaluating hormone replacement therapy. women taking estrogen reported the same mental health as women taking placebo. After menopause, women’s rates of depression fall, becoming similar to men of the same age.

    Mortgage Qualifying Benchmarks

    If you’ve used a mortgage qualifier calculator on another website you have probably seen the two standard benchmarks used to determine how much of a mortgage you qualify for. They are the PITI to income ratio and the debt to income ratio. In case you’re not familiar with how these ratios are arrived at, or how they impact your home loan qualification, let’s discuss each of them separately.

    PITI to Income Ratio

    The PITI to income ratio is one of two common formulas used to determine how much a lender is willing to borrow to a home buyer. PITI stands for Principal, Interest, Tax, and Insurance, which are the four parts that makes up the typical mortgage payment. A fifth part, Private Mortgage Insurance (PMI) may also be included in the PITI figure where it applies (down payment is less than 20% of the home price).

    The PITI to income ratio is calculated by dividing the total mortgage payment (PITI and PMI) by your gross monthly income. Since most home lenders only allow a maximum PITI to income ratio of 28% (though some lenders may go as high as 40%), you can determine your maximum PITI mortgage payment by multiplying your gross monthly household income by 28%. So if your gross monthly household income is $4,000, the most your monthly PITI mortgage payment can be is $1,120 (4,000 X .28).

    Debt to Income Ratio

    The debt to income ratio is basically the same as PITI to Income ratio, except that it also includes all non-mortgage monthly debt payments. So to calculate your debt to income ratio you would add up all of your monthly non-mortgage payments (car payments, credit card payments, loan payments, etc.) and then add that result to your PITI mortgage payment. You then divide your total monthly mortgage and debt payments by your gross monthly household income to arrive at your maximum combined debt and mortgage payment.

    Since most prudent home lenders allow a maximum debt to income ratio of 36% (though some money-hungry lenders may go as high as 48%), you can determine your maximum combined debt and mortgage payment by multiplying your gross monthly household income by 36%. So if your gross monthly household income is $4,000, the most your monthly combined debt and mortgage payment can be is $1,440 (4,000 X .36).

    The Lesser of Two “Ratios”

    Once the home lender has determined your maximum mortgage payment and your maximum combined debt and mortgage payment, they then use an algorithm to determine the maximum home loan amount for each. The lesser of these two loan amounts is then used to determine the maximum home loan you will qualify for. The mortgage prequalification calculator on this page attempts to mirror that qualifying process in its calculations.

    A Third Ratio to Consider

    A third ratio you should consider while determining the size of a home loan you want to qualify for, is what I call the Financial Freedom Ratio. which is the amount of free time you have relative to the number of hours you are awake.

    While there is no formula for calculating your financial freedom ratio, it’s important to recognize that the more you spend to own and operate a home, the less discretionary time you will have at your disposal. I know a lot of families who are so busy working to pay for their expensive homes that they have little time to actually enjoy the homes they purchased. Sure, they have a nice house, but they have NO LIFE!

    So please remember this when applying for a mortgage: Lending institutions could care less whether or not you have a life outside of working to pay for your home, i.e. your financial freedom ratio. All they care about is whether or not you make your house payments as they come due.

    With that, let’s use the Mortgage Prequalification Calculator to calculate whether or not you qualify for a home loan, and if so, just how large of a mortgage lending institutions think you can afford.

    Gross annual income: Your gross annual household income. This is the amount before taxes are deducted.

    Monthly debt payments: The total of your non-mortgage monthly debt payments. This would include car loans, student loans, credit card payments and so on.

    Down payment: The amount you have available for a down payment after paying closing costs.

    Annual interest rate: The annual interest rate you expect to pay on this mortgage. You can enter the rate as a percentage (for .0625, enter 6.25%).

    Monthly Insurance: The monthly insurance payment you expect to pay. As a rule of thumb, you can expect to pay .125% (home price X .00125) of the purchase price per month.

    Annual property tax percentage: The annual property tax percentage you expect to pay. As a rule of thumb, you can expect to pay 1.1% of the purchase price per year.

    Mortgage term in number of years: Select the term of the home loan in number of years. As a rule of thumb, the shorter the loan term the lower the home loan you will qualify for.

    Maximum mortgage payment to income ratio: Your maximum mortgage payment to income ratio. The mortgage prequalification calculator prefills this field with a default ratio of 28% (in this case your PITI mortgage payment cannot exceed 28% of your monthly income) but you can change this to whatever ratio you see fit.

    Maximum debt payments to income ratio: Your maximum mortgage payment plus debt payments to income ratio. The mortgage prequalification calculator prefills this field with a default ratio of 36% (in this case your mortgage payment plus your debt payments cannot exceed 36% of your monthly income) but you can change this to whatever ratio you see fit.

    Mortgage Qualifying Results

    Down payment: This is your original down payment amount as entered in the top of the mortgage prequalification calculator.

    Mortgage loan amount: This is the maximum mortgage you would qualify for based on your current entries. The mortgage prequalification calculator starts with maximum loan amount using only principal and interest payment, and then iterates down until all other combined factors (PITI and debt payments) fall within the qualifying ratios.

    Home Price: This is the price of the home you could purchase, which is the mortgage amount plus your down payment.

    Monthly PMI payment: This is your estimated monthly PMI payment amount.

    Monthly insurance payment: This is your estimated monthly insurance payment amount.

    Monthly property tax payment: This is your estimated monthly property tax payment amount.

    Monthly principal & interest payment: This is your estimated monthly principal and interest payment amount.

      Consumers who want to get their hands on a free credit score might want to look at their credit card statements or online accounts.

      A few credit card issuers are providing free access to credit scores for their cardholders. The change could be welcome news for consumers. In the past, some consumers signed up for “free credit scores” and later discovered they had signed up to pay a fee for credit monitoring services.

      In early February, Discover rolled out free, three-digit FICO scores on monthly statements for its card members after a test run last year. Barclays is offering free FICO scores to its cardholders, too, via their online accounts but not on their credit card statements. First Bankcard is offering free scores, too.

      While the Consumer Financial Protection Bureau is turning up the heat on card issuers to provide more credit score information, many expect that some issuers are offering the free service as a way of being more competitive, too.

      John Ulzheimer, a credit expert at said he would expect that more card issuers will be offering access to free credit scores, not necessarily because of the Consumer Financial Protection Bureau’s efforts. But he said free scores could be a way to hold onto good customers, build new accounts or move cardholders away from paper statements to online accounts.

      “Credit reports and scores can determine the terms of people’s mortgages, whether they qualify for auto loans, or if they are eligible for different credit cards,” Richard Cordray, director of the Consumer Financial Protection Bureau, said in a statement.

      If scores are readily available, he said, consumers could be better able to spot mistakes or problems with their credit report.

      Federal regulators noted that fewer than one in five Americans check their credit report in any given year. Without a regular review of their credit report, consumers may not notice errors in the data or possibly identity theft.

      For some consumers, the free scores can be a quick look at where they stand when it comes to borrowing. It’s far better to understand one’s score before trying to take on a new car loan or mortgage. Lower credit scores can lead to higher interest rates on loans and higher costs for borrowers.

      But consumers could be somewhat confused because there are a variety of credit scores, so not all issuers will be showing the exact same credit score for a given consumer.

      Gerri Detweiler, director of consumer education at said consumers need to realize that they have many scores, not just one.

      “So don’t get too hung up on a specific number,” she warned. Instead, pay attention to where your score is rated on a given scale.

      Consumers might not see a score that would be used by another lender but the free score is a way to have a reference point to track any significant changes.

      “Dramatic shifts will signal something that should be checked out,” said Bill Hardekopf, CEO of in Birmingham, Ala.

      Some issuers, including Chase, have declined to comment on any potential moves on free credit scores. Bank of America said it has not announced plans, but supports “providing consumers with the tools they need to better understand their financial situation.”

      But others have already announced some new tools.

      Barclaycard said FICO scores are available online to its customers for convenient access and as a way to offer information to explain what the score means.

      James Saltysiak, a vice president at Barclaycard, said the card issuer has not ruled out putting the scores on paper statements in the future.

      Capital One is launching a free interactive tool later in March called Credit Tracker. Capital One cardholders would be able to check their credit score online and monitor their credit report, as well as watch for alerts of fraud. So far, that tool will not be available to customers with store issued or partnered cards with Capital One.

      Capital One said Credit Tracker will enable cardholders to easily see their credit score “plus track it, protect it, and learn how to strengthen it.”

      Discover provides the free credit scores to its card members who have Discover More, Discover Open Road, Discover Motiva, Miles by Discover and Escape by Discover cards. The free scores, which appear on Discover’s paper statements and online, are based on data from TransUnion. Under that scoring system, a score of 580 or less indicates a very risky borrower; while a score of 800 or higher is an exceptional borrower with excellent credit.

      Discover said online that its free scores can help customers “stay on top of your credit and avoid surprises.”

      Discover notes that some card members might not see a score on their statements, if their credit history is too new. Also, Discover Business card members are not receiving scores on monthly statements.

      Discover cardholders also receive some information online at the Discover Account Center to explain what influenced the consumer’s score. More information is at .

      Nothing, of course, is perfect when it comes to free credit scores. A score can only be reliable if the information on your credit report is accurate, so it’s good to try to double-check for errors regularly. Just knowing the score isn’t enough.

So when you open up Word there you see it Ah but what if it s not blank any more? is just a MS Word template like any other and can therefore be edited and saved so that when you open Microsoft Word you don t see a blank page anymore but instead you see the one you edited.

      So maybe you like the page that opens up every time with MS Word but maybe you also want that blank page that you originally had too. Well that s also possible. This solution applies to all Microsoft Word 2008, 2003, 2002, XP and some previous versions also.

      Luckily there s an easy way to get you original back and also keep the edited version which you can later use as a template to start the odd document or two that you really intended it for.


      Step 1 Save Your Existing As A Template (optional)

      1. First let s save your existing non-blank file as a new template so you can use it in the future if you wish. Open Microsoft Word.
      2. Word should open and display your edited non-blank file. Click File Save As
      3. Change the File Type to either Document Template (*.dot) or Word Template depending in your version of Microsoft Office. (Also on Mac it s Word Template)
      4. Enter a unique name for your template in the file name field
      5. Click Save

      Step 2 Restore Your Original File

      1. Close Microsoft Word
      2. Open My Computer
      3. Click Tools Folder Options
      4. Click View tab
      5. Click Show hidden files and folders Click OK
      6. In My Computer, open your Local Disk (C Drive)
      7. Open Documents and Settings
      8. Open the folder with the same name as your Windows username
      9. Open Application Data folder
      10. Open Microsoft folder
      11. Open Templates folder
      12. Right click on file choose Rename
      13. Enter a new unique name such as and hit enter to confirm the rename
      14. Open Microsoft Office and your orignal blank will be automatically recreated for you

      New treatment for advanced melanoma

      Opdivo offers treatment option for patients with poor prognosis

      The European Medicines Agency (EMA) has recommended granting a marketing authorisation for Opdivo (nivolumab). Opdivo is recommended to be used on its own (monotherapy) for the treatment of adult patients with advanced (unresectable or metastatic) melanoma.

      Melanoma is the most aggressive type of skin cancer and the leading cause of death from skin disease. The main risk factor for developing melanoma is ultraviolet (UV) light and intermittent exposure to the sun. If melanoma is detected early, it can often be removed by surgery (resected) and has a very good prognosis. However, patients with advanced melanoma have a poor prognosis. It is estimated that five years after the first diagnosis of advanced metastatic melanoma only 10 to 30% of patients will still be alive.

      For decades, chemotherapy was the standard treatment for patients with advanced melanoma, but it did not improve survival. In the last three years, the authorisation of targeted treatments, including monoclonal antibodies, BRAF V600 and MEK inhibitors, have significantly changed the therapeutic landscape.

      The active substance in Opdivo (nivolumab) is a monoclonal antibody. Nivolumab attaches to and blocks a receptor called programmed death-1 (PD-1). By blocking the usual receptor interactions, Opdivo leads to activation of the immune system to kill melanoma cells. Opdivo is the first cancer treatment selectively targeting PD-1 recommended for approval in the European Union (EU).

      Opdivo s recommendation is based on two main studies in patients with advanced malignant melanoma. The first study randomly assigned 418 patients who had not received previous treatment for their melanoma, to receive either Opdivo or standard chemotherapy (dacarbazine). After 12 months, the survival rate of patients treated with Opdivo was much higher than the rate of patients who received dacarbazine (73% compared with 42%). The second study randomised 405 patients who had received previous treatment for their melanoma to receive Opdivo or chemotherapy (either dacarbazine or carboplatin and paclitaxel) and found that a greater proportion of patients responded to Opdivo compared with chemotherapy (31.7% compared with 10.6%). A follow-up plan to monitor the safety and efficacy of Opdivo was agreed by the Committee for Medicinal Products for Human Use (CHMP).

      The applicant received scientific advice on quality and clinical aspects of the application from the CHMP.

      The opinion adopted by the CHMP at its April 2015 meeting is an intermediary step on Opdivo s path to patient access. The CHMP opinion will now be sent to the European Commission for the adoption of a decision on EU-wide marketing authorisation. Once a marketing authorisation has been granted, a decision about price and reimbursement will take place at the level of each Member State considering the potential role/use of this medicine in the context of the national health system of that country.

      Types of Financial Aid

      Financial aid is money in the form of scholarships, loans, grants and employment that are available to students to help offset the cost of attending college. Financial aid can come from many places. The following is a list of a few financial aid sources that may be available to you.

      Scholarships are free gifts that do not need to be repaid. These awards are made on the basis of academic achievement, financial need or a combination of the two.

      Direct Loans
      Student loans are a form of financial aid that must be repaid on a specific schedule and may or may not be need-based. Almost any student can qualify for a student loan.

      A grant, unlike a loan, is a gift of money that does not have to be repaid. As they are based upon financial need, the result of your FAFSA will determine if you are eligible to receive any grants from the federal or state programs.

      Under the Federal Work-Study program, you can work part-time to earn money for your education. To be eligible, you must secure a job through the Career Services Office. The Financial Aid Office will then determine your eligibility.

      The Cisco Unified Communications system of voice and IP communications products and applications enables organizations to communicate more effectively-enabling them to streamline business processes, reach the right resource the first time and impact the top and bottom line. The Cisco Unified Communications portfolio is an integral part of the Cisco Business Communications Solution-an integrated solution for organizations of all sizes which also includes network infrastructure, security, and network management products, wireless connectivity, and a lifecycle services approach, along with flexible deployment and outsourced management options, end-user and partner financing packages, and third-party communications applications.

      The Cisco Unified IP Phone 7961G, an important addition to the Cisco Systems award-winning IP phone portfolio, is a full-featured, enhanced manager IP phone. It is designed to meet the needs of managers and administrative assistants (Figure 1). It provides six programmable backlit line/feature buttons and four interactive soft keys that guide a user through call features and functions, and audio controls for high-quality duplex speakerphone, handset, and headset. A built-in headset port and an integrated Ethernet switch are standard with the Cisco Unified IP Phone 7961G. The phone also features a best-of-class large, higher-resolution grayscale pixel-based LCD (Figure 2). The display provides features such as date and time, calling party name, calling party number, and digits dialed. The crisp graphic capability of the display allows for the inclusion of higher value, more visibly rich Extensible Markup Language (XML) applications and double-byte languages.

      The Cisco Unified IP Phone 7961G is dynamic, and it is designed to grow with system capabilities. Features will keep pace with new changes through software updates to the phone flash memory. Firmware changes can be downloaded from Cisco Unified CallManager and No hands-on moves and changes are required with the phone-the user can simply pick up the phone and move to the new location anywhere on your network. The Cisco Unified IP Phone 7961G provides many accessibility methods according to user preference.

      Speakerphone, Mute, and Headset Buttons

      The phone offers high-quality speakerphone technology, including easy-to-use speaker On/Off, Microphone Mute, and Headset buttons. These buttons are lit when active. For added security, the audible dual tone multifrequency (DTMF) tones are masked when the speakerphone mode is used.

      The internal 2-port Cisco Ethernet switch allows for a direct connection to a 10/100BASE-T Ethernet network through an RJ-45 interface with single LAN connectivity for both the phone and a co-located PC. The system administrator can designate separate VLANs (802.1Q) for the PC and Cisco Unified IP phones, providing improved security and reliability of voice and data traffic.

      A dedicated headset port eliminates the need for a separate amplifier when using a headset. This feature allows the handset to remain in its cradle, making headset use simpler.

      The convenient Volume Control button on the phone provides for easy decibel-level adjustments for the speakerphone, handset, headset, and ringer. The handset is hearing aid-compatible (HAC). Additional volume control gain can be achieved using an inline handset amplifier such as Walker Equipment W-10 and CE-100 amplifiers.

      The phone foot-stand is adjustable from flat to 60 degrees to provide optimum display viewing and comfortable use of all buttons and keys. The foot-stand is keyed to match standard wall-jack configurations for wall mounting. Two optional wall-mount brackets are also offered, as noted later in this document.

      Flexible Power Options

      The Cisco Unified IP Phone 7961G supports Cisco Prestandard Power over Ethernet (PoE), allowing powering from any of the Cisco Inline Power-capable blades and boxes. In addition, it supports IEEE PoE. The phone can be powered locally with a power supply (part number CP-PWR-CUBE-3).

      Every Windows 10 user needs to know about Event Viewer. Windows has had an Event Viewer for almost a decade. Few people know about it. At its heart, the Event Viewer looks at a small handful of logs that Windows maintains on your PC. The logs are simple text files, written in XML format.

      Although you may think of Windows as having one Event Log file, in fact, there are many Administrative, Operational, Analytic, and Debug, plus application log files.

      Every program that starts on your PC posts a notification in an Event Log, and every well-behaved program posts a notification before it stops. Every system access, security change, operating system twitch, hardware failure, and driver hiccup all end up in one or another Event Log. The Event Viewer scans those text log files, aggregates them, and puts a pretty interface on a deathly dull, voluminous set of machine-generated data. Think of Event Viewer as a database reporting program, where the underlying database is just a handful of simple flat text files.

      In theory, the Event Logs track significant events on your PC. In practice, the term significant is in the eyes of the beholder. Or programmer. In the normal course of, uh, events, few people ever need to look at any of the Event Logs. But if your PC starts to turn sour, the Event Viewer may give you important insight to the source of the problem.

      Here s how to use the Event Viewer:

      Right-click or tap and hold the Start icon. Choose Event Viewer.

      The Event Viewer appears.

      On the left, choose Event Viewer, Custom Views, Administrative Events.

      It may take a while, but eventually you see a list of notable events like the one shown.

      Don t freak out.

If they aren t following those regulations, Lexington Law can request that derogatory information be removed from your report. The Concord Premier package includes that, as well as monthly credit monitoring and identity theft protection.

      Reputation: Lexington Law has been around longer than SkyBlue, but it only score an A- with the Better Business Bureau. That is still a good score, granted, but not as good as SkyBlue.

      Guarantee: Lexington Law s guarantee relates to the work that they promise to do for you, so make sure you read over your agreement before you sign anything. On the plus side, Lexington Law will not charge you until they have completed all the work that they agreed to do. On the downside, it is not a 100% guarantee like Sky Blue s.       Why Didn’t My Credit Score Change?

      Credit Karma members sometimes wonder why it’s been a while since their credit score has changed. First of all, please know that it can sometimes take a significant shift in your credit profile for your score to change. While making on-time payments is a great way to build positive credit history, it can take a while before it will reflect positively on your credit score. If your on-time payment history is already pristine, continuing to make on-time payments will ensure that it stays that way, but it won’t further improve your credit health.

      Even if something has changed in your credit history, another action you’ve recently taken could have counteracted the effect, causing your score to stay the same. Remember that there are various factors that influence your credit score.

      When Will My Score Change?

      Technically, a credit score can change at any point in time. Your credit score is calculated from dozens of different factors in your credit report. A change in your financial habits can result in a change in your credit score.

      For instance, if you apply for an auto loan right now, the hard inquiry from your application will instantly show up on your credit report. Your score will reflect the subsequent change, and you should receive a credit alert email (if you’ve opted into Credit Karma’s free credit monitoring service).

      Aside from instant inquiries like the above example, credit scores also change whenever a credit report is updated with new balances, loans or derogatory information from creditors. The frequency of these updates can vary by the credit bureau and the lender. In most cases, your creditor will report items like new credit line balances, payment activity, credit limit changes or late payment information every 30 days.

      Bottom Line: Don’t expect your credit score to change every time you click the “Update Score Now” button. If it doesn’t change, it could be an indication of financial stability. If you’re consistent with your finances and credit, your credit score shouldn’t be constantly changing.

      Trump’s ‘Very Friendly’ Talk With Duterte Stuns Aides and Critics Alike

      WASHINGTON — When President Trump called President Rodrigo Duterte of the Philippines on Saturday, White House officials saw it as part of a routine diplomatic outreach to Southeast Asian leaders. Mr. Trump, characteristically, had his own ideas.

      During their “very friendly conversation,” the administration said in a late-night statement, Mr. Trump invited Mr. Duterte, an authoritarian leader accused of ordering extrajudicial killings of drug suspects in the Philippines, to visit him at the White House .

      Now, the administration is bracing for an avalanche of criticism from human rights groups. Two senior officials said they expected the State Department and the National Security Council, both of which were caught off guard by the invitation, to raise objections internally.

      The White House disclosed the news on a day when Mr. Trump fired up his supporters at a campaign-style rally in Harrisburg, Pa. The timing of the announcement — after a speech that was a grievance-filled jeremiad — encapsulated this president after 100 days in office: still ready to say and do things that leave people, even on his staff, slack-jawed.

      “By essentially endorsing Duterte’s murderous war on drugs, Trump is now morally complicit in future killings,” said John Sifton, the Asia advocacy director of Human Rights Watch. “Although the traits of his personality likely make it impossible, Trump should be ashamed of himself.”

      Senator Christopher S. Murphy, Democrat of Connecticut and a member of the Senate Foreign Relations Committee, said on Twitter. “We are watching in real time as the American human rights bully pulpit disintegrates into ash.”

      Administration officials said the call to Mr. Duterte was one of several to Southeast Asian leaders that the White House arranged after picking up signs that the leaders felt neglected because of Mr. Trump’s intense focus on China, Japan and tensions over North Korea. On Sunday, Mr. Trump spoke to the prime ministers of Singapore and Thailand; both got White House invitations.

      Mr. Duterte’s toxic reputation had already given pause to some in the White House. The Philippines is set to host a summit meeting of the Association of Southeast Asian Nations in November, and officials said there had been a brief debate about whether Mr. Trump should attend.

      It is not even clear, given the accusations of human rights abuses against him, that Mr. Duterte would be granted a visa to the United States were he not a head of state, according to human rights advocates.

      Still, Mr. Trump’s affinity for Mr. Duterte, and other strongmen as well, is firmly established. Both presidents are populist insurgent leaders with a penchant for making inflammatory statements. Both ran for office calling for a wholesale crackdown on Islamist militancy and the drug trade. And both display impatience with the courts.

      After Mr. Trump was elected, Mr. Duterte called to congratulate him. Later, the Philippine leader issued a statement saying that the president-elect had wished him well in his antidrug campaign, which has resulted in the deaths of several thousand people suspected of using or selling narcotics, as well as others who may have had no involvement with drugs.

      Mr. Trump’s cultivation of Mr. Duterte has a strategic rationale, officials said. Mr. Duterte has pivoted away from the United States, a longtime treaty ally, and toward China. The alienation deepened after he referred to President Barack Obama as a “son of a whore” when he was asked how he would react if Mr. Obama raised human rights concerns with him.

      In October, Mr. Duterte called for a “separation” between the Philippines and the United States. “America has lost now,” he told an audience of business executives in Beijing. “I’ve realigned myself in your ideological flow.” He later threatened to rip up an agreement that allows American troops to visit the Philippines.

      Administration officials said Mr. Trump wanted to mend the alliance with the Philippines as a bulwark against China’s expansionism in the South China Sea. The Philippines has clashed with China over disputed reefs and shoals in the waterway, which the two countries share.

      Mr. Trump’s chief of staff, Reince Priebus, drew a connection between a visit by Mr. Duterte and the tensions with North Korea. Building solidarity throughout Asia, he said on ABC’s “This Week,” is needed to pressure North Korea on its nuclear and ballistic missile programs.

      Experts said that argument was tenuous, however, noting that it was more important to corral a country like Malaysia, where North Koreans hold meetings to buy or sell weapons-related technology.

      Mr. Trump has a commercial connection to the Philippines. His name is stamped on a $150 million, 57-floor tower in Manila, a licensing deal that netted his company millions of dollars. Mr. Duterte appointed the chairman of the company developing the tower, Jose E. B. Antonio, as an envoy to Washington for trade, investment and economic affairs.

      Certainly, the two leaders have similar agendas. Mr. Duterte is battling Islamist extremists who have terrorized the southern islands of the Philippine archipelago. He once declared that if he were presented with a terrorism suspect, “give me salt and vinegar and I’ll eat his liver.”

      They are also in tune on the need for a crackdown on drugs, even if Mr. Trump is not advocating Mr. Duterte’s brutal methods. Attorney General Jeff Sessions has revived the language of the “war on drugs,” which the Obama administration shunned as part of its policy to reduce lengthy prison sentences for nonviolent drug offenders.

      Mr. Trump has drawn the line with one autocrat: President Bashar al-Assad of Syria, whose chemical weapons strike on his own people prompted the American president to order a Tomahawk missile strike on a Syrian airfield.

      But Mr. Trump’s affinity for strongmen is instinctive and longstanding. He recently called to congratulate President Recep Tayyip Erdogan of Turkey on his victory in a much-disputed referendum expanding his powers, which some critics painted as a death knell for Turkish democracy.

      At his rally in Harrisburg, Mr. Trump went after many of the targets he vilified during the campaign: the news media, Democrats, immigrants. But he reversed course on one — China — and the reason may be that he met recently with China’s president, Xi Jinping, in Palm Beach, Fla.

      At home, Mr. Xi is cracking down on dissent and consolidating his power. But Mr. Trump has enlisted Mr. Xi to pressure China’s neighbor, North Korea, and is giving him the benefit of the doubt. “I honestly believe he’s trying very hard,” Mr. Trump told the crowd. “He’s a good man.”

      Mr. Trump credited his relationship with Egypt’s president, Abdel Fattah el-Sisi, as a factor in obtaining the release of an Egyptian-American aid worker, Aya Hijazi, who had been detained there. Mr. Trump played host at the White House to Mr. Sisi, who had not been granted an invitation since he seized power in a military coup nearly four years ago.

      Then there is, of course, Mr. Trump’s vow during the campaign to pursue a warmer relationship with President Vladimir V. Putin of Russia. That effort has faltered somewhat because of persistent questions about links between the Trump campaign and Russian officials.

      Even Mr. Trump’s prime antagonist — the North Korean dictator, Kim Jong-un — has earned a surprisingly generous assessment from the president in recent days. Speaking on CBS’s “Face the Nation,” Mr. Trump expressed admiration that Mr. Kim had been able to keep a grip on power.

      “A lot of people, I’m sure, tried to take that power away, whether it was his uncle or anybody else,” Mr. Trump said. “And he was able to do it. So, obviously, he’s a pretty smart cookie.”
