Mortgages can be a bit of a minefield, and many borrowers with limited experience may not be sure how to get a mortgage with bad credit. Google searches for ‘how can I get a mortgage with bad credit’ often don’t produce any helpful or specific information. Results are often littered with best buy tables for grade A credit scores displaying mortgages that you probably won’t qualify for, and other products that may not apply to you, not to mention the sites selling PPI claim help, and loads of other spam.

Here, we want to make it clear what mortgages you’d have a chance with, give you an idea of cost so you know its within budget or not, and show you the steps to help show how to get a bad credit mortgage.

Get your credit files

This has to be step 1. How do you expect to know the best lender for you if you don’t know how severe your credit issues are? The strange thing is, different credit firms and banks report their information back to different reference agencies, and what’s showing with one may not show with another. So, with potential mortgage lenders using the 3 main credit reference agencies Experian, Equifax, and Call credit, if you had just your Experian credit file which says you’re clean credit, but applied to a lender that uses Equifax, you may find yourself being declined and wondering why. For this exact reason, because the 3 files can differ massively in terms of what is actually registered, it’s vital to have a copy of each.

Don’t make multiple searches

IMPORTANT! Don’t go to your bank or make multiple applications online! Most people bank with high street organisations, none of which cater for borrowers with adverse credit. ‘Advisers’ in these banks are targeted to get you credit scored and out the door asap, and will often do so with little regard to the effect it may have on your credit score. Applying with a lender that will not lend to you can be a damaging exercise, not to mention a waste of time.

If you have adverse credit and aren’t sure if people can still get a mortgage with poor credit score, then you need to seek advice.

Get a reasonably priced broker

The advice you can get from a broker who knows what they are doing, who knows which lenders will consider you before you even apply, is often invaluable. Still, it’s important not to pay the earth. Maximum fees tend to be 2% of the loan amount, however these are top end and its rare a broker will ask for the full amount. Generally anywhere from £0 for straightforward cases, to £300 for cases that need some work, up to £1000 for more tricky circumstances, would be a fair pricing scale. Every case is different however, and your adviser should make things clear to you and gain your agreement before proceeding with any actual applications. Find additional deposit or repair credit file and Re-apply

If you have credit issues preventing you from mortgaging at a specific loan to value (LTV), sometimes lowering the risk to the lender can help. Where it’s unlikely an applicant with a £1,000 default registered a few months earlier will get approved at 90% LTV, raising capital so the LTV is 85% may just be enough for a lender to do it. If not, and there’s nothing that can be done, time will really be the only healer. There are however, certain things you can do to improve your credit score more quickly, see our article on improving score here for more info.

TOP TIP: One of the best things you can do to increase your credit score is to obtain an adverse specific credit card, and spend and repay in full on a monthly basis – this helps to prove you can borrow and live within your means at the same time, and you’ll notice your score improve over the coming weeks and months. There are 2 options here, the first is a standard credit card specifically for those with bad credit, the second is for those who are declined for standard cards and need a guaranteed-acceptance card (usually if you have had more severe and more recent adverse credit). We’d recommend trying for the Aqua card first, then go for the Mastercard if declined.

You should also consider the regular APR (as opposed to the introductory rate) and the interest rate. A good interest rate is dependent on how you will use the card. For example, a 20% interest rate is fine if you plan on paying off the balance every month.

It pays to ask these kinds of questions before you fill out the application form. Here are 9 questions you want answered before you sign on the dotted line.

The “very first question” the consumer should ask is, “Why am I applying for this card? Why do I need this card?” says Bruce McClary, media director for ClearPoint Credit Counseling Solutions, a nonprofit affiliated with the National Foundation for Credit Counseling

Some positive reasons: The card has low or no fees, a lower interest rate or offers a rewards program that suits your spending habits. “It has to make sense, and it has to fit into your overall lifestyle,” McClary says.

Do you pay off your credit card balances every month? If so, “you don’t care what the interest rate is because you won’t pay any,” says Ric Edelman, author of “The Truth About Money.” “But you care about the (annual) fee,” he says.

If you run a balance, you want the lowest rate you can get, even if that comes with an annual fee.

One clue to your usage: “Look at your past history,” says Edelman. “Because what you’ve done before is what you will be doing.”

If you’re shopping for a card, chances are you’re comparing card terms. But if an issuer sends you an offer, it’s tempting to apply and see what you get.

“It’s really difficult to pick one (in isolation),” says Kelly Rogers, chief development officer for the Consumer Credit Counseling Service of Orange County and adjunct faculty at Chapman University. “If someone just shows you one car, how do you know if it’s the right car for you?”

Her advice: Do a side-by-side comparison of several different cards before you apply.

Don’t be afraid to plug the card name, “complaints” and “customer service” into your favorite search engine. “I go through and see who has the least amount of complaints and issues,” says Rogers.

Some cards will give you a range of rates you could get, but often that window is pretty wide, says Nick Bourke, director of the Safe Credit Card Project at The Pew Charitable Trusts. Other cards may offer a specific rate (or terms) and either approve or reject you.

If you’re operating totally in the dark, you have another option: Apply by phone and push for an answer on your rate and credit line before the account is opened.

While there are no guarantees, sometimes you can get an answer, says Bourke.

“I’ve actually done this myself,” he says, admitting “you do have to go pretty far in the process.”

You may have to ask for the department that’s actually evaluating your application to get an answer, he says.

“The thing that you want to do is when you’re talking to the person on the phone taking your application is you want to push them as hard as you can to get your APR and credit line,” Bourke says. Then, once you have the information and before the account is opened in your name, “you can say yes or no at that point,” he says.

According to the Credit Card Accountability, Responsibility and Disclosure Act of 2009, if a card offers a lower interest rate during an introductory period, the promotional rate has to last at least six months. While that introductory offer may be appealing, the regular rate is what you’re really buying.

So find out when the introductory APR expires and what the new rate will be. You can find this information online in the terms and conditions for the card or you can ask a service representative.

Another smart question: How long is that grace period? “Some cards start charging interest immediately,” says Edelman. A card can have different grace periods for balance transfers and cash advances than it does for purchases.

You can find information about the grace period in the credit card offer, thanks to federal rules that took effect in 2010. Look for a summary table of rate and fee disclosures, which will include a statement that explains how to avoid paying interest.

If you’re getting the card for points or rewards, this is one you definitely need to ask, says Josh Frank, senior researcher with the Center for Responsible Lending. Some issuers will revoke rewards if you’re late with a payment by even one day, he says.

“A lot of times, the answer they will give you is that they can take away or reduce your rewards for any reason,” he says. While that’s true, the issuer will have a policy on revoking or reducing points, and that’s what you want to ask about, he says. Under what specific circumstances would they reduce or eliminate a customer’s points?

In most cases, “this is one the customer service agent should know the answer to,” he says.

Some card issuers use your purchase records to assess your ongoing creditworthiness.

That means if you suddenly use your card to purchase retread tires, pay for a session with a marriage counselor or make a purchase at a market on a sketchy side of town, you could see your APR climb or your credit limit fall, says Frank. If you see this practice as an invasion of privacy, ask beforehand if the issuer does this, he says.

How to phrase it: Can my transactions ever be used in rating my credit risk?

And that’s one question the customer service representative “might not know the answer to,” says Frank. “You might want to ask them to transfer you to the credit department manager.”

If you are guaranteeing a card account by co-signing for a college student, ask if you will be on the hook for the debt after the other party turns 21, says Chi Chi Wu, staff attorney for the National Consumer Law Center.

Many times, “there is nothing to prevent the issuers from saying you’re going to be guaranteeing this card 15 years from now — long after junior is out of college,” she says.

In addition, find out exactly what has to be done to get you off the account. Are you free to complete those steps yourself? Or will you need the cooperation of someone who might not want you — and those charging privileges — to go away?

Federal regulations limit your liability for unauthorized credit card charges to $50 if you report it within two business days. The longer you wait, the more you may lose. Many issuers cap losses at zero dollars, provided you follow a few rules. So find out how the card would handle charges you didn’t make, says McClary.

Also, does the issuer monitor usage and shut down the card if it sees out-of-the-ordinary charges or spending locations? That feature can be great if you always use the card for the same types of purchases in the same geographic area, but cumbersome if you’re getting the card for travel.

While it sounds counterproductive, you want to ask some detailed questions on how the issuer will treat you if you run into financial problems, says McClary.

Will you lose points or benefits? Will you be hit with late fees or a penalty rate? Ask what those penalties are or look online at the terms and conditions for the card.

Some issuers have programs to slash interest temporarily for customers who get behind, he says. Others don’t. So find out ahead of time what kind of programs the issuer offers that will help you rehabilitate your account and restore your original terms, McClary says.

Ask about the “worst case scenario,” he says. “When do they consider an account to be charged off? And when do they send an account to a collection agency?”

“It may be a little tough to get a hold of that information because it might not be readily available at the customer service level,” says McClary. “You may have to punch it up a level.”

There’s no doubt that credit cards can be a quick and easy way to pay for a wide range of goods and services. Plus, you can spread the cost over several months, allowing you to budget. But picking the right credit card can be confusing as there are so many different deals on the market. Our guide explains how credit cards work – and how to select the right card for you.

What is a credit card?

A credit card is basically a loan, but if you clear your balance in full when you receive your monthly statement, the loan is interest free. If you can’t afford to pay off the outstanding debt, you can make monthly payments, but you will normally be charged interest. The rates vary, but 19% is typical.

Credit card comparison

  • 0% purchase cards: enable you to buy items upfront, while paying off the amount you’ve spent over a stated period without incurring any interest charges.

  • Reward cards: – these cards offer cashback or loyalty points.

If you want to use a card for shopping, there’s little point in applying for a 0% balance transfer rate. Shoppers should search for a deal that offers a low rate on purchases. Some cards, for example, charge 0% on purchases for a number of months, and they can be a cost effective way to pay for a big ticket item, such as a washing machine or sofa. If you clear the debt before the 0% deal expires, you will pay no interest whatsoever.

Low rate cards are better suited to people who are not able to pay their balance in full each month. There is no introductory interest rate offer. Instead, you will pay a relatively low rate of interest for as long as it takes to clear your debt.

People who have run up debts on another card or cards at a high rate of interest can save money with a balance transfer deal. Let’s say you have accumulated debts of £3000 on a card that charges interest at 19%. If you switch the outstanding balance to a card that charges 0% interest for 24 months, you can instantly cut the cost of your debt.

Reward cards are ideal if you pay off your balance every month as the interest rate is irrelevant. You can therefore look out for a card that offers cashback or loyalty points.

There are also various deals available for people who take their credit card abroad and for those who have a poor credit history.

Pros and cons of credit cards

Credit cards can be a great way to pay for goods and services without having to stump up the money upfront. You can even use your credit card like an interest-free loan, allowing you to borrow money for free. You also get some protection under the Consumer Credit Act if you buy something with a credit card.

But let’s not forget that it’s easy to run up expensive debts with a credit card, especially if you pay off only the minimum balance each month. You can also get into financial difficulty if you don’t stick to the rules. For example, most companies charge a penalty if you miss a payment, make a late payment or breach your credit limit. Bear in mind, too, that most issuers reserve their best deals for people with a spotless credit record, so your application could be turned down.

Fear of a loan denial has led some consumers with low credit scores to simply not bother applying for a mortgage. But, while you’ll still have to provide proof of your income and assets and an explanation of your low credit score, it is possible to get a mortgage with a low credit score from some lenders.

“Your credit score is a piece in the qualification puzzle, but it’s not the whole puzzle,” says Josh Moffitt, president of Silverton Mortgage Specialists in Atlanta.

‘Fair’ to ‘poor’ is considered a low credit score

There aren’t any hard lines between a “good” and “bad” credit score. The scores break down like this:

Credit score

A number, roughly between 300 and 850, that summarizes a consumer’s creditworthiness.

The higher the score, the more able and willing a consumer is to repay a loan, lenders believe. The best mortgage rates and terms go to borrowers with credit scores of 740 and higher. Generally, a “low” credit score is in the “fair” to “poor” ranges below.

740 and higher = excellent

661 to 739 = good

601 to 660 = fair

501 to 600 = poor

500 or lower = bad

Borrowers’ credit scores are falling

Lenders in 2014 were approving more loans with lower credit scores. According to mortgage software provider Ellie Mae, 33 percent of closed loans in spring 2014 were for borrowers with a credit score below 700, compared with 27 percent a year earlier.

Borrowers with low credit scores often get FHA loans

Lenders are typically more lenient with credit qualifications for borrowers who opt for government-insured Federal Housing Administration loans.

Carrington Mortgage in Santa Ana, California, accepts applications from borrowers with a credit score as low as 550 for FHA loans, with minimum down payments of 10 percent.

Demand is there for low-score borrowers

“There’s a huge segment of underserved borrowers today,” says Ray Brousseau, executive vice president of the mortgage lending division of Carrington Mortgage Services. “In 2005, 1 out of every 7 loans were approved for borrowers who had a credit score under 630. By 2013, 1 out of every 500 borrowers had a credit score that low.”

3 things about getting a mortgage with a low credit score

  • Lenders are becoming less strict about credit scores.
  • Some lenders see a difference between irresponsible applicants and those who lost jobs.
  • Proving a year of on-time rent payments could be helpful.

Brousseau says that Carrington has been able to offer loans to borrowers with low FICO scores because employees have experience in managing subprime loans.

“We invested in people with expertise in manually underwriting loans and making common-sense decisions about borrowers, and they’re joined at the hip with servicers who talk directly to borrowers and help them manage their loans,” Brousseau says. “Our loans are perfect for the group of people that got caught up in the recession and lost their job or had their hours or pay cut or had to move and take a loss on their home.”

Automated and manual underwriting

Two methods that lenders use to approve or deny mortgage applications:

  • Fannie Mae and Freddie Mac have software programs (Desktop Underwriter and Loan Prospector) that can automatically approve loans based on the borrower’s credit score, income, total debts and other criteria. That is automated underwriting.
  • In other cases, the lender may approve loans based on the lender’s judgment. That is manual underwriting.

Qualifying for a low-credit mortgage

Moffitt explains that lenders run loan applications through automated underwriting systems from Fannie Mae or Freddie Mac. The applications must meet the standards established by their investors.

“If a loan doesn’t make it through the automated system, you can look at it manually and find out why the credit score is low,” Moffitt says. “Sometimes investors will allow a loan to be approved with a low credit score but with other compensating criteria, such as having six months of cash reserves in the bank or no late payments for the past 12 months.”

How to improve the odds of approval

Moffitt says you increase your chances of an approval if you can verify that you’ve paid your rent on time for the past 12 months and that you won’t have a payment shock on your housing payment.

“If you’re paying $500 a month in rent, then we wouldn’t want your payment to go above $750 if you also have a low credit score,” Moffitt says.

Another way to offset the impact of poor credit is to make a bigger down payment, particularly a payment of 20 percent or more. If you can only go from 3.5 percent to 5 percent for your down payment, Moffitt says, you’re better off keeping the extra cash in reserve.

Explaining a low score

Borrowers with a lack of credit history and therefore a low score can sometimes overcome their score with nontraditional forms of credit such as utility and rent payments. If you have a long credit history and a low score, you’ll need to explain it.

Some of the common issues that can cause your credit score to drop but which lenders view as less risky are issues with a late medical bill or student loans, says Moffitt. He says a default on a car loan would be much worse than those financial issues.

Lending is a judgment call

At Carrington, borrowers with a low credit score must go through an educational process to make sure they understand their loan.

“We make sure that if there’s a potential problem with the borrower, we won’t make the loan,” says Brousseau. “Just because FHA guidelines say a loan is permissible doesn’t matter because our underwriters will make decisions based on common sense.”

If you’ve got a low FICO score, consult with a few lenders to see if your reasons for your low score can be overcome enough for a loan approval.

When looking to get a credit card, there are a variety of things you should consider. If you want a rewards card to use frequently, you might not mind paying a $100 or $200 annual fee. You should also consider the regular APR (as opposed to the introductory rate) and the interest rate. A good interest rate is dependent on how you will use the card. For example, a 20% interest rate is fine if you plan on paying off the balance every month.

It pays to ask these kinds of questions before you fill out the application form. Here are 9 questions you want answered before you sign on the dotted line.

The “very first question” the consumer should ask is, “Why am I applying for this card? Why do I need this card?” says Bruce McClary, media director for ClearPoint Credit Counseling Solutions, a nonprofit affiliated with the National Foundation for Credit Counseling

Some positive reasons: The card has low or no fees, a lower interest rate or offers a rewards program that suits your spending habits. “It has to make sense, and it has to fit into your overall lifestyle,” McClary says.

Do you pay off your credit card balances every month? If so, “you don’t care what the interest rate is because you won’t pay any,” says Ric Edelman, author of “The Truth About Money.” “But you care about the (annual) fee,” he says.

If you run a balance, you want the lowest rate you can get, even if that comes with an annual fee.

One clue to your usage: “Look at your past history,” says Edelman. “Because what you’ve done before is what you will be doing.”

If you’re shopping for a card, chances are you’re comparing card terms. But if an issuer sends you an offer, it’s tempting to apply and see what you get.

“It’s really difficult to pick one (in isolation),” says Kelly Rogers, chief development officer for the Consumer Credit Counseling Service of Orange County and adjunct faculty at Chapman University. “If someone just shows you one car, how do you know if it’s the right car for you?”

Her advice: Do a side-by-side comparison of several different cards before you apply.

Don’t be afraid to plug the card name, “complaints” and “customer service” into your favorite search engine. “I go through and see who has the least amount of complaints and issues,” says Rogers.

Some cards will give you a range of rates you could get, but often that window is pretty wide, says Nick Bourke, director of the Safe Credit Card Project at The Pew Charitable Trusts. Other cards may offer a specific rate (or terms) and either approve or reject you.

If you’re operating totally in the dark, you have another option: Apply by phone and push for an answer on your rate and credit line before the account is opened.

While there are no guarantees, sometimes you can get an answer, says Bourke.

“I’ve actually done this myself,” he says, admitting “you do have to go pretty far in the process.”

You may have to ask for the department that’s actually evaluating your application to get an answer, he says.

“The thing that you want to do is when you’re talking to the person on the phone taking your application is you want to push them as hard as you can to get your APR and credit line,” Bourke says. Then, once you have the information and before the account is opened in your name, “you can say yes or no at that point,” he says.

According to the Credit Card Accountability, Responsibility and Disclosure Act of 2009, if a card offers a lower interest rate during an introductory period, the promotional rate has to last at least six months. While that introductory offer may be appealing, the regular rate is what you’re really buying.

So find out when the introductory APR expires and what the new rate will be. You can find this information online in the terms and conditions for the card or you can ask a service representative.

Another smart question: How long is that grace period? “Some cards start charging interest immediately,” says Edelman. A card can have different grace periods for balance transfers and cash advances than it does for purchases.

You can find information about the grace period in the credit card offer, thanks to federal rules that took effect in 2010. Look for a summary table of rate and fee disclosures, which will include a statement that explains how to avoid paying interest.

If you’re getting the card for points or rewards, this is one you definitely need to ask, says Josh Frank, senior researcher with the Center for Responsible Lending. Some issuers will revoke rewards if you’re late with a payment by even one day, he says.

“A lot of times, the answer they will give you is that they can take away or reduce your rewards for any reason,” he says. While that’s true, the issuer will have a policy on revoking or reducing points, and that’s what you want to ask about, he says. Under what specific circumstances would they reduce or eliminate a customer’s points?

In most cases, “this is one the customer service agent should know the answer to,” he says.

Some card issuers use your purchase records to assess your ongoing creditworthiness.

That means if you suddenly use your card to purchase retread tires, pay for a session with a marriage counselor or make a purchase at a market on a sketchy side of town, you could see your APR climb or your credit limit fall, says Frank. If you see this practice as an invasion of privacy, ask beforehand if the issuer does this, he says.

How to phrase it: Can my transactions ever be used in rating my credit risk?

And that’s one question the customer service representative “might not know the answer to,” says Frank. “You might want to ask them to transfer you to the credit department manager.”

If you are guaranteeing a card account by co-signing for a college student, ask if you will be on the hook for the debt after the other party turns 21, says Chi Chi Wu, staff attorney for the National Consumer Law Center.

Many times, “there is nothing to prevent the issuers from saying you’re going to be guaranteeing this card 15 years from now — long after junior is out of college,” she says.

In addition, find out exactly what has to be done to get you off the account. Are you free to complete those steps yourself? Or will you need the cooperation of someone who might not want you — and those charging privileges — to go away?

Federal regulations limit your liability for unauthorized credit card charges to $50 if you report it within two business days. The longer you wait, the more you may lose. Many issuers cap losses at zero dollars, provided you follow a few rules. So find out how the card would handle charges you didn’t make, says McClary.

Also, does the issuer monitor usage and shut down the card if it sees out-of-the-ordinary charges or spending locations? That feature can be great if you always use the card for the same types of purchases in the same geographic area, but cumbersome if you’re getting the card for travel.

While it sounds counterproductive, you want to ask some detailed questions on how the issuer will treat you if you run into financial problems, says McClary.

Will you lose points or benefits? Will you be hit with late fees or a penalty rate? Ask what those penalties are or look online at the terms and conditions for the card.

Some issuers have programs to slash interest temporarily for customers who get behind, he says. Others don’t. So find out ahead of time what kind of programs the issuer offers that will help you rehabilitate your account and restore your original terms, McClary says.

Ask about the “worst case scenario,” he says. “When do they consider an account to be charged off? And when do they send an account to a collection agency?”

“It may be a little tough to get a hold of that information because it might not be readily available at the customer service level,” says McClary. “You may have to punch it up a level.”

Fear of a loan denial has led some consumers with low credit scores to simply not bother applying for a mortgage. But, while you’ll still have to provide proof of your income and assets and an explanation of your low credit score, it is possible to get a mortgage with a low credit score from some lenders.

“Your credit score is a piece in the qualification puzzle, but it’s not the whole puzzle,” says Josh Moffitt, president of Silverton Mortgage Specialists in Atlanta.

‘Fair’ to ‘poor’ is considered a low credit score

There aren’t any hard lines between a “good” and “bad” credit score. The scores break down like this:

Credit score

A number, roughly between 300 and 850, that summarizes a consumer’s creditworthiness.

The higher the score, the more able and willing a consumer is to repay a loan, lenders believe. The best mortgage rates and terms go to borrowers with credit scores of 740 and higher. Generally, a “low” credit score is in the “fair” to “poor” ranges below.

740 and higher = excellent

661 to 739 = good

601 to 660 = fair

501 to 600 = poor

500 or lower = bad

Borrowers’ credit scores are falling

Lenders in 2014 were approving more loans with lower credit scores. According to mortgage software provider Ellie Mae, 33 percent of closed loans in spring 2014 were for borrowers with a credit score below 700, compared with 27 percent a year earlier.

Borrowers with low credit scores often get FHA loans

Lenders are typically more lenient with credit qualifications for borrowers who opt for government-insured Federal Housing Administration loans.

Carrington Mortgage in Santa Ana, California, accepts applications from borrowers with a credit score as low as 550 for FHA loans, with minimum down payments of 10 percent.

Demand is there for low-score borrowers

“There’s a huge segment of underserved borrowers today,” says Ray Brousseau, executive vice president of the mortgage lending division of Carrington Mortgage Services. “In 2005, 1 out of every 7 loans were approved for borrowers who had a credit score under 630. By 2013, 1 out of every 500 borrowers had a credit score that low.”

3 things about getting a mortgage with a low credit score

  • Lenders are becoming less strict about credit scores.
  • Some lenders see a difference between irresponsible applicants and those who lost jobs.
  • Proving a year of on-time rent payments could be helpful.

Brousseau says that Carrington has been able to offer loans to borrowers with low FICO scores because employees have experience in managing subprime loans.

“We invested in people with expertise in manually underwriting loans and making common-sense decisions about borrowers, and they’re joined at the hip with servicers who talk directly to borrowers and help them manage their loans,” Brousseau says. “Our loans are perfect for the group of people that got caught up in the recession and lost their job or had their hours or pay cut or had to move and take a loss on their home.”

Automated and manual underwriting

Two methods that lenders use to approve or deny mortgage applications:

  • Fannie Mae and Freddie Mac have software programs (Desktop Underwriter and Loan Prospector) that can automatically approve loans based on the borrower’s credit score, income, total debts and other criteria. That is automated underwriting.
  • In other cases, the lender may approve loans based on the lender’s judgment. That is manual underwriting.

Qualifying for a low-credit mortgage

Moffitt explains that lenders run loan applications through automated underwriting systems from Fannie Mae or Freddie Mac. The applications must meet the standards established by their investors.

“If a loan doesn’t make it through the automated system, you can look at it manually and find out why the credit score is low,” Moffitt says. “Sometimes investors will allow a loan to be approved with a low credit score but with other compensating criteria, such as having six months of cash reserves in the bank or no late payments for the past 12 months.”

How to improve the odds of approval

Moffitt says you increase your chances of an approval if you can verify that you’ve paid your rent on time for the past 12 months and that you won’t have a payment shock on your housing payment.

“If you’re paying $500 a month in rent, then we wouldn’t want your payment to go above $750 if you also have a low credit score,” Moffitt says.

Another way to offset the impact of poor credit is to make a bigger down payment, particularly a payment of 20 percent or more. If you can only go from 3.5 percent to 5 percent for your down payment, Moffitt says, you’re better off keeping the extra cash in reserve.

Explaining a low score

Borrowers with a lack of credit history and therefore a low score can sometimes overcome their score with nontraditional forms of credit such as utility and rent payments. If you have a long credit history and a low score, you’ll need to explain it.

Some of the common issues that can cause your credit score to drop but which lenders view as less risky are issues with a late medical bill or student loans, says Moffitt. He says a default on a car loan would be much worse than those financial issues.

Lending is a judgment call

At Carrington, borrowers with a low credit score must go through an educational process to make sure they understand their loan.

“We make sure that if there’s a potential problem with the borrower, we won’t make the loan,” says Brousseau. “Just because FHA guidelines say a loan is permissible doesn’t matter because our underwriters will make decisions based on common sense.”

If you’ve got a low FICO score, consult with a few lenders to see if your reasons for your low score can be overcome enough for a loan approval.

Knowing your credit score lets you make smarter and more targeted financial decisions, especially when applying for credit cards. Every time you apply for a new card, your FICO score takes a hit. While a 5-point drop might not seem like a big deal, it could make the difference in whether you re approved for a mortgage or receive a decent interest rate. And if you apply for several cards in a row, you may see your score drop by 20 or 30 points. Before you apply for a credit card, find out what your credit score is. You ll be able to limit your applications to cards for which you can actually get approved.

The subscription trial workaround

Unfortunately, credit bureaus don t want you to check your credit score for free. They make a lot of money charging people for this simple service. While federal law requires the three major credit bureaus to offer free credit reports once a year, access to your credit score remains a luxury in the eyes of the government.

Many credit score websites operate under a subscription model, charging you monthly for credit-monitoring services that include things like identity theft protection, email alerts for credit inquiries, and unlimited access to your credit reports and scores. Many personal finance experts agree that these services are mostly useless and rarely worth the cost. Transunion, for example, charges $16.95 a month. That comes out to over $200 a year a sizable chunk of money for little more than peace of mind.

These websites are not entirely worthless, though. Most sites with subscription services also offer free trials that often last 1 or 2 weeks. One way to get a free credit score is to sign up for one of these services, get your score and cancel your account before the trial period ends. To use Transunion for example again, the free trial lasts 7 days. If you go this route, just be careful to cancel your account within the trial window. Otherwise, you could end up paying a lot just to get your credit score.

Sometimes agencies consider inquiries into your credit for the purposes of establishing a rental agreement to be hard credit checks because you are essentially becoming indebted to your rental company each month for an extended period of time. The more money you borrow, the higher financial risk you become. These types of hard credit checks will usually lower your credit score by about five points or less. These are credit checks that are initiated by you and your application as a potential borrower, so in a sense you are the one lowering your credit score, even if unintentionally.

If you are applying with multiple institutions for loans for one item, such as applying at two different banks to see which will give you the better interest rate for a new car, these multiple credit inquiries usually will not have multiple effects on your credit report. Most reporting agencies don’t negatively reduce the score on your credit report for inquiries made on these types of loan applications if they are made within the same 30-day time period.

Soft Credit Checks and Your Credit Report

Soft credit checks are those inquiries that your employer might make as part of a routine screening process, or that include your own personal inquiries to monitor the status and security of your credit report. Reporting bureaus do not penalize you for monitoring your own credit score, as long as you are doing so without applying for increases in borrowed money. Companies that run credit checks on you because they are offering promotional credit cards, those “junk mail” credit offers you receive in the mail, also don’t negatively affect your credit score because you didn’t pursue the inquiry in an attempt to secure a loan amount. These soft inquiries will remain on your credit report, but only as a record of who is checking your credit and not as a negative source for your credit score.

Don’t stop monitoring your credit report because you are concerned it will lower your credit score. It is valuable to know how your borrowing history is impacting your credit, and your future. As long as you perform your credit check without the immediate intention of potentially borrowing more money, your credit inquiry will be a soft credit check and not negatively affect your score.

How soon can I apply for another credit card?

I’m 25 yrs old, personal income about $45k a year, moved to the US about 1.5 yrs ago and now I’m afraid to apply for the Chase Sapphire because my credit history is 1 yr old and I have too many recent inquiries. I’ve never been late on a payment, pay all my balances in full every month, utilization ratio is about 8%.

These are the accounts I currently have:

  • DSNB Macys CL $200 (04/2011)
  • Discover More CL $1250 (07/2011)
  • GECRB Amazon CL $1900 (12/2011)

Getting Your Credit Score

Credit bureaus will require payment if you ask to see your credit report more than once per year or outside of a special situation such as being denied a credit application. Since a free credit report does not include a credit score, you will also need to pay to see your credit score. As of January 2015, the FTC does not allow any agency to charge more than $11.50 to see your credit report. At the same time, there are no restrictions on paying for a credit score. As of January 2015, fees for a single credit report and score range from $15.95 to $19.95.

How Inquiries Affect Your Credit Score

Unlike a credit inquiry from a potential creditor, which can lower your credit score by one to five points, checking your own credit report will not affect your credit score. This is because credit bureaus classify a request from you as unrelated to a new financial commitment. In contrast, credit bureaus consider a request from a potential creditor as a sign that you may be taking on an additional financial obligation, which in turn may affect your ability to repay other debts.

How Landlords Can Use Credit Scoring to Make Rental Decisions

Many landlords don’t realize that they can quickly and easily review the Credit History of prospective renters by ordering credit reports (and criminal background checks) online. When a property manager orders a credit report at www.Landlord2landlord.com. the report includes an overall credit score based on the information in the report. That score is calculated by a mathematical equation that evaluates many types of information that is within the credit report. By comparing this information to the patterns in hundreds of thousands of past credit reports, the resulting score identifies the applicant’s level of future credit risk.

About FICO Scores

Credit Bureau scores are often called “FICO scores” because most credit bureau scores used in the United States are produced from software developed by Fair, Isaac and Company. FICO scores are provided to lenders by the three major credit reporting agencies; Equifax, Experian, and TransUnion. For a FICO score to be included on an individual’s credit report, the report must contain at least one account that has been open for six months or longer. In addition, the report must contain at least one account that has been updated in the past six months. This ensures that there is enough recent credit history information to create the score.

FICO scores provide the best guide to determine future risk when the decision is based solely on credit report information. The higher the score – the lower the risk. However, no score says whether an individual will be a “good” or “bad” customer. While many landlords use FICO scores to help them make leasing decisions, each landlord has their own strategy, including the level of risk that they find acceptable. There is no single “cutoff” score used by all lenders and landlords, as there are many additional factors that lenders use to determine lending decisions. A FICO score changes over time. As your information changes at the credit-reporting agency, so will any new score based on your credit report. So a FICO score from a month ago is probably not going to be the same score a lender or landlord would get from the credit-reporting agency today.

What Is A Good Credit Score?

Most landlords that rely on scoring from online tenant screeners say they are more concerned about renting to an individual when their FICO credit score is below 600. However, the credit report score alone is hard to rely on especially when renting lower end properties or during hard economic times. You will serve your property investment business better by being more concerned about a renter’s employment longevity, credit defaults and total monthly obligations as a percent of the applicant’s total income.

Most lenders use a factor of 45% of total monthly obligations vs. total income as a good balance. Lenders use 45% as a baseline because they want the loan recipient to have 55% of their total income to buy groceries, insurance, and cover all the other expenses of living. The 55% factor should include their monthly rent to you and all other monthly expenditures such as credit cards, store charges, cars, and other monthly expenses.

Interpreting Your FICO Score

When a lender or landlord receives a Fair, Isaac credit bureau risk score within a credit report, up to four score reason codes are delivered with it. These codes explain the top reasons why an individual’s FICO score was not higher. These score reasons can help the landlord understand why a rental applicant’s score was not higher.

These score reasons are more useful than the overall FICO score in helping you determine whether an applicant’s credit report might contain errors, and how the individual might improve their score over time. If the applicant already has a high score (for example, in the mid 700 range or higher) some of the score reasons may not be very helpful. They may be marginal factors related to the length of credit history, new credit and types of credit in use.

Top 10 Score Reasons

Here are the top 10 most frequently given score reasons. The specific wording given by a lender may be different from the ones listed.

  1. Serious delinquency.
  2. Serious delinquency, and public record or collection filed.
  3. Derogatory public record or collection filed.
  4. Time since delinquency is too recent or unknown.
  5. Level of delinquency on accounts.
  6. Number of accounts with delinquency.
  7. Amount owed on accounts.
  8. Too many accounts with balances.
  9. Length of time accounts has been established.
  10. Proportion of balances to credit limits on revolving accounts is too high.

Other Names for FICO Scores

Each of the three credit reporting agencies has different names for FICO scores. All of these scores were developed using the same methods by Fair, Isaac and have been tested to ensure they provide the most accurate picture of credit risk possible using credit report information. Equifax calls it a Beacon score, Experian calls it a Fair Isaac Risk Model and TransUnion has labeled it as Empirica.

Can Paying a Credit Card Bill Weekly Hurt My Score?

Everyone knows that paying your bills on time is essential if you want to get or keep strong credit scores. But does the size of your payments affect your credit scores? Our reader Nicole asks:

I ve spent the last year doing my best to clean up my financial snafus. One of the things that I did was get myself on a budget; as I am paid weekly, I broke down my bills into weekly payments and pay everything when I get paid on Fridays. It has taken the better part of the whole year to get everything under control, but with this I ve been able to pay off the smaller of my two credit cards and stay on top of my bills and not splurge on ghost money that is sitting in my account, waiting to be used.

But when I look at my credit report, it is showing the weekly payment amount rather than the total amount paid. Does this affect my score badly as it looks like it is less than the amount required?

I checked with Nicole to make sure that her credit reports don t list any late payments, and she confirmed they don t. I then turned to Credit.com s credit scoring expert Barry Paperno for advice on how these smaller payments might impact her scores. Barry weighed in: If there s nothing showing as past due there won t be any negative impact to the score from making weekly payments. The FICO score doesn t look at the payment amount at all. Good question, but nothing to worry about.

Jeff Richardson, vice president VantageScore Solutions concurs. As long as the lender is reporting the account as current during the previous month, and the weekly payments cover the minimum amount due, then there would be no impact from paying a bill weekly, he says.

For many of our readers, I imagine the idea that the payment amount doesn t affect your scores will come as a surprise. In fact, I ve heard many myths about how payments affect credit scores over the years, such as:

I pay more than the minimum on my credit cards; that must be helping my scores. Paying more than the minimum due may help your credit over the long run. Not only can it cut your interest costs. but it can help you pay down your balances faster. But it doesn t boost your scores immediately.

I pay my balance in full each month so that helps my scores. This one can be tricky. Your credit report lists the balance as of the date the lender reported it, but there s no specific notation that indicates you paid in full. Depending on the timing of your payment and the issuer s reporting cycle, your account may list a balance even if you paid it off entirely when due.

For anyone wanting to try Nicole s strategy, my advice is to proceed carefully. Make sure your issuer can accept multiple payments throughout the month and keep good records in case they mess up and count you as late. Always make sure you ve paid at least the minimum payment due each month to avoid a late payment on your credit. which can drop your credit scores significantly.

You were really helpful last time so thought of asking you another Q on credit card debts and FICO.

All 3 of my credit cards were charged off by the creditors in 2010. One of them sued me and I hired an attorney who helped me negotiate settlement. So I ve been making monthly payment since my financial situation has improved somewhat and it keeps getting better.

But my FICO has not improved. So I m debating whether it s a good idea to even keep paying that monthly amount. And the total amount of all 3 debts are roughly $7,000 to $8,000.

Not sure if bankruptcy is a good idea for such small amount.

So what s your expert advice on how to raise FICO given my situation?

How Fast Can a Secured Credit Card Improve My Credit?

If you re trying to build credit for the first time or improve a credit score damaged by past financial problems, you may have heard advice about using a secured credit card. Using a secured card can be an effective way to establish a positive credit history, but it s not a one-size-fits-all strategy. For some consumers, using a secured card can help their credit within as little as six months of opening the account — for others, notable improvement can take much longer.

A secured card is, as the name suggests, secured by a deposit — say, $500 — that serves as your credit limit. If you fail to make a payment, the card issuer can take your deposit. Besides that, it works just like an unsecured credit card, or what you might consider a normal card. To build credit using the card, you should use as small a portion of your available credit as possible, because a low credit utilization rate will help your credit score, and you need to make your payments on time. Payment history has the greatest effect on your credit score, so you want yours to be free of missed payments.

You may want to get a secured card if you have no credit history or have a poor credit history — basically, if you can t get any other kind of credit card, this is your ticket to getting your credit score up. How things progress from that point depends heavily on what s in your past.

My general experience is that someone who has no credit is likely to benefit more quickly from a secured card, because there s no negative information — there’s just no positive information, so in as little as six months someone who is just building credit can get an unsecured credit card, said Gerri Detweiler, Credit.com s director of consumer education. There are few products that allow you to graduate from a secured credit card to an unsecured one, but once you ve worked your way up to a good score, you can apply for a card you can reasonably expect to qualify for. (Here are some of the best secured credit cards in America  for you to consider.)

The person with a messy credit history doesn t have it so easy.

Someone with negative or bad credit has more going against them, because it s not that they just need this positive reference, which they do, it’s also that the negative information is still carrying a lot of weight on their credit, Detweiler said.

To know whether or not you ve reached the point where you can get an unsecured credit card, you need to track your progress. You can do that by getting a free credit report summary every month on Credit.com .

As much as you may want an unsecured credit card — secured cards sometimes have annual fees, plus there s the deposit you have to put down — keep in mind that a secured card isn t going to affect your credit differently than an unsecured one.

The score doesn’t look at a secured card any differently than an unsecured card, said Barry Paperno, a credit score expert who has worked with FICO and Experian. It will look at the fact it’s a credit card, when the card was opened, the credit limit and the balance, and of course the payment history. In that way it will help establish credit just like an unsecured card.

If you have a history of delinquencies, collection accounts or any other negative information on your credit report, it could take a while for the secured card activity to turn around your credit score, but it s worth the time and effort. Credit scores have a serious impact on many aspects of your finances, so it pays off to improve and maintain a good credit score.

My husband and I paid off credit cards last month and now our credit scores dropped by 22 points. Why bother to pay off debt when it only lowers our credit scores.

Paying off a credit card balance wouldn’t lower your credit score unless you closed the credit card when you paid it off. In fact, paying off (or paying down) a credit card balance would have the opposite effect.

Are you sure nothing else in your report changed? I d also make sure you re comparing the same credit scores/ score models. If the scores were purchased or ordered from different places, the score drop could be explained because you re comparing two different scores. In the end, the only way to truly know what caused a score to drop is to compare the credit reports used to generate the score before and after.

On a related note, paying a credit card balance in full doesn’t necessarily mean your credit score will reflect your most recent credit card payment. This is because credit card issuers generally report updates to the credit reporting agencies once every 30 days, typically around the time that your monthly statement drops. For this reason, the balance reported in your credit report would show the balance from your most recent credit card statement. You d have to wait a good 30-45 days before your credit score would reflect the $0 balance on the account. Hope this helps.

Consumers are entitled to a free copy of their annual credit reports from each of the three major credit reporting agencies. as mandated by the Fair and Accurate Credit Transactions (FACT) Act.

As with many things, the Internet simplifies this process, and the bureaus tend to encourage consumers to use the online platform, rather than call or mail in a request.

It’s pretty painless: Go to AnnualCreditReport.com, make a few clicks, enter your information, answer some security questions and boom — you have your free credit report. one of the best ways to monitor your credit.

But it’s not always that simple. Every once in a while, a person’s identity can’t be sufficiently verified by the security questions, or a fraud alert or credit file freeze could also occasionally impede online delivery and the website will tell them they have to mail in proper documentation to obtain their credit report.

Shortcomings of Internet Security

When it comes to the security questions the online system uses to verify your identity, the point is to make sure your sensitive information doesn t get into the wrong hands. However, sometimes a consumer can’t remember how much an old mortgage cost, or maybe it seems like there are two possible answers to the multiple choice question. So instead of the quick checkup on the Web, a person has to send his or her personal information — including a Social Security number — in the mail and wait several days for the report to come back.

Not everyone is crazy about sticking their Social Security number in an envelope. slapping a stamp on it and mailing it across the country.

“The tricky thing is that balancing act,” said Norm Magnuson, vice president of public affairs for the Consumer Data Industry Association. It’s the trade association that counts among its members Experian, Equifax and TransUnion, the three major credit reporting bureaus that furnish reports through AnnualCreditReport.com. Magnuson described the difficulty with security questions: “You want to make it difficult enough so that not everyone can guess what it might be, but you also want it to be easy enough that people can answer.”

The Cost of Free

Getting the security questions wrong is most likely why someone would be denied online access to a credit report. Each bureau has different standards for what constitutes “passing” the security test, but the process following a failed quiz is the same: send your information in the mail with some identity-verifying documents, and you’ll get a credit report. (Though consumers can make an initial request via phone, it’s not an option after a failed attempt online.)

But what about the cost of mailing your information? Sure, a stamp only costs 46 cents (for now), but that’s not the most secure way to send your Social Security number to a credit bureau.

“We recommend you send certified mail when you do send information to us,” said Rod Griffin, director of public education at Experian. Certified mail is a service of the U.S. Postal Service that requires a signature to be delivered. It costs $3.10.

USPS Senior Public Relations Representative Darleen Reid said registered mail is the most secure way to send something. That starts at $11.20, but she also recommended sending certified mail and adding a return receipt (record of the delivery) for an additional dollar or two.

Though the report itself costs nothing, it takes a little money to request it. That’s the price of security, though it could be frustrating for someone legitimately trying to obtain his or her credit report. only to be denied online access because of an honest mistake.

“Consumers aren’t required to send their request by certified mail, so they don’t have to pay for special shipping,” Griffin said. “We encourage people to request their credit report online, and for the vast majority of people there is no problem in delivering the report. We only request that they write and provide identifying documents when we cannot sufficiently verify the individual’s identity. The reason for doing so is to protect them from fraud.”

Identifying documents are things like tax forms, pay stubs, a copy of a driver’s license — there are a variety of options.

“You can choose the ones that you’re most comfortable sending,” said Demitra Wilson, senior director of public relations for Equifax. She also recommended sending information by certified mail.

In a culture where instant access to online information is expected of most services, snail mail can be a pain, but the added effort doesn’t outweigh the importance of monitoring your credit. Pulling your credit reports should be done in addition to checking your credit score regularly, as changes in your score can alert you to potential problems. There are services that allow you to monitor your credit score for free, and Credit.com provides a tool that gives you your credit score as well as your credit profile.

Paying a few dollars for extra precautions when sending your information is worth it if it helps you avoid identity theft. If you’re constantly denied online access to your annual credit report, make sure you’re checking your reports closely for incorrect information. and reach out to the bureaus for customer service.

Obtaining a home loan after foreclosure takes time, patience and attention to credit repair.

Preparation

The best way to qualify for a home loan with a foreclosure on your credit report is to immediately begin rebuilding your credit. In the past, sub-prime lenders would approve mortgages for credit scores as low as 580. According to Realtor.com, this is no longer the case, and most potential homebuyers need a credit score of at least 640, which will require responsible credit use in the years after foreclosure. You also need to save some cash for a down payment. Lenders won’t finance 100 percent of your home loan.

FHA Loans

The best home loan option might be an FHA loan, or a mortgage insured by the Federal Housing Administration. When you qualify for an FHA loan, lenders are more willing to give you an affordable mortgage because they are protected by the FHA if you default. To get approved for an FHA loan, your foreclosure must have been discharged at least three years ago. The down payment must be at least 3.5 percent of the purchase price. You also need a credit score of 640 and a record of timely bill payments and debt management since your foreclosure. A reasonable debt-to-income ratio is necessary, meaning your income exceeds the debts you owe and can reliably cover your mortgage payments. Finally, you’ll need to pay for ongoing mortgage insurance.

    Credit Reports: What Small Businesses Don’t Know Can Hurt Them

    For small-business owners, the consequences of a bad credit report can be dire.

    A low rating prompts banks and other lenders to charge more interest, or reject an applicant for a loan or line of credit, of course. But beyond that, a low score also may prompt suppliers to demand shorter payment periods, or even cash-on-delivery. The resulting pinch in cash flow can leave businesses unable to finance new sales, grow inventories when demand rises or even pay their workers at the end of the week.

    Generally small businesses don’t have large cash reserves to help them manage unexpected gaps in the business cash flow. Thus, roughly half of the nation’s estimated 28 million small businesses—most which are sole proprietorships—operate with some form of trade credit, by deferring payment for goods and services to keep their businesses running and cash coming in, according to a report last year by the National Federation of Independent Business, or NFIB, a Washington-based advocacy group for small firms.

    As such, trade credit is the largest source of business financing in the U.S. with billions of dollars exchanged daily, according to National Association of Credit Management, a credit industry advocacy group.

    Typically, trade credit is extended for an agreed-upon period, often between 30 to 60 days, with hefty fees charged by sellers for late payments, says Rohit Arora, chief executive of Biz2Credit, a New York-based small-business lending broker. In setting those terms, he adds, suppliers and vendors often consult a company’s credit report with such services as Dun Bradstreet Corp. DNB -2.18 %. Experian EXPGY -0.88 % PLC or Equifax Inc. EFX -1.21 %

    Many of these services start developing a company’s credit report at the time it incorporates, tapping public records and other available financial data—without the business owner being aware of it. Consequently, there are a lot of businesses out there that don’t even know they have a credit rating, says Craig Everett, assistant director of the Pepperdine Private Capital Markets project at Pepperdine University, which analyzes small-business financing. Yet credit ratings are particularly critical to the health of small businesses now, because bank credit has been tight and sales at many small firms have been weak.

    Just one in three small-business owners has checked his or her business credit report within the past two years, according to a March survey of 889 small firms by The Wall Street Journal and Vistage International, a San Diego-based executive-mentoring group. Of the firms that did check their reports, one quarter said they found errors, or missing financial data that put their business in a riskier category, according to the survey results.

    Seven percent of small U.S. businesses in January 2012 reported that they were denied trade credit by a supplier or vendor at least once in the previous 12 months, according to an NFIB survey of 850 small-business owners.

    What business owners see as mistakes in their reports are often the result of missing bits of data, such as sales and revenue figures—or even timely bill payments that go unreported by suppliers and other clients, says Mr. Arora of Biz2Credit. Yet, from a credit-report standpoint, missing data is reason enough to classify a business as risky, since lenders and suppliers have less to go on when gauging whether a business will pay its bills on time.

    The data also can be very outdated, Mr. Arora says, referring to a company’s bill-payment history, which is typically supplied by its creditors on a voluntary basis.

    Fixing these discrepancies isn’t always easy. A survey in May 2012 of 300 small-business owners by the National Small Business Association found that 23% had difficulty disputing or correcting a mistake with a debt collector or credit-report firm.

    One reason is that most credit-report services guard the anonymity of sources that provide them with bill payment records, such as a company’s suppliers, vendors and other customers. Naming them would put a chill over the industry, since many don’t want to risk losing customers—even those that are slow to pay their bills, says Brian Shappell, a government liaison with the National Association of Credit Management, a credit-industry advocacy group.

    Mr. Shappell, who is also certified credit-business associate—an academic designation certifying expertise in accounting, financial statement and business credit—says the best strategy for small firms is to keep close tabs on their credit reports and alert credit-report services about missing or questionable data. Creditors tend to reassess a company’s creditworthiness on an continuing basis, he adds.

    While third-party firms can charge hundreds, and even thousands of dollars, to manage a company’s credit report, Mr. Shappell says many business owners aren’t aware that in most cases they can reach out to credit-reporting service themselves and have mistakes fixed without charge.

    A little education would probably go a long way here, he says.

    • Age of Credit. the age of credit is the average amount of time you’ve had all of your open credit accounts. It measures the longevity of your credit history. Opening several accounts in a short period of time may indicate a great level of risk, so avoid opening lots of credit accounts unless you really need them. Be sure, also, to keep your old accounts open with a good payment history for each.
    • Total Accounts. total accounts is the number of accounts you have, which may be an indicator of how creditworthy lenders think you are. Don’t go crazy and open a lot of accounts, though, because the average age of credit is more significant than number of accounts when calculating your credit score.
    • Credit Enquiries. credit inquiries is a count of all hard credit inquiries place on your credit report. What makes an inquiry hard is when you authorize a lender to get your credit report for their benefit, so they can evaluate you when you apply for a credit card, a loan, or other form of credit. If you get your credit report yourself or go through an agent such as Quicken, it s called a soft inquiry and it does not affect your credit score.
    • Derogatory Marks. derogatory marks are indications of poor financial behavior in the past when it comes to being responsible about credit. These include accounts in collection, liens, and bankruptcies things potential creditors are definitely wary about. Sometimes things like this happen and they re beyond your control but if you can, by all means do your best to keep these things from happening. No matter the reason, these negative marks will likely stay on your credit report for seven years or more.

    U.S. Banks are hesitant to issue credit cards to non U.S. residents because of the high risk of unpaid debt that can be accumulated and abandoned. Credit cards are a legal and binding agreement but they are also a form of trust. Very simply, a credit card company pays your debt for you and then trusts you will in return pay your debt to them. If you max out your cards and refuse to pay your bill, the credit card company has every legal right to take you to court and will most likely be awarded judgment in the case. You will be held legally responsible for paying your debt or face severe consequences and hefty penalties.

    If you are a non U.S. resident and max out your U.S. credit card, you still have the same legal agreement, only now it is a lot harder for the credit card company to actually take you to court and collect judgment. Some non U.S. residents are living in the United States and working or going to school in the United States, so having proof of a U.S. residence may not be that difficult. You need a physical address because P.O. Boxes are not usually acceptable forms of mailing addresses for obtaining a credit card.

    It is possible to get a social security number as a non-resident, but it does entail some legalities.

    There are three types of social security cards that are issued. The first one is the most common one and has no work restrictions. In addition to U.S. citizens, permanent resident aliens can receive this card.

    The next type of social security card is issued to non U.S. citizens who are legally in the United States but do not have a work permit. This card is required for the card bearer to receive certain benefits or services as required by law.

    The third kind of social security card is issued on a temporary basis to non U.S. citizens that are authorized by the Immigration and Naturalization Service (INS) to work in the United States.

    There are lawyers who specialize in this and can help you get through the process quicker, but it is also more expensive than doing the legwork yourself.

    A third alternative is available, but requires cautious consideration and some skepticism.     Smiley has lived without a credit card for more than four years, and she doesn’t miss it a bit.

    “I got my first credit card when I turned 18, and I just got used to using credit to pay for things,” says Smiley, a single parent who was also the caretaker for her mother when she decided it was time to eliminate her debt.

    Smiley had accumulated about $38,000 in credit card debt and was tired of spending all her income on credit card payments. She arranged a debt management plan through CredAbility, a credit counseling service in West Palm Beach, Fla. and repaid her debt in four years.
