We see many credit reports with low credit scores (anything less than 620), and often many scores in the 500 s. This is BAD credit. If you are one of the folks affected by this terrible economy, you have a low credit score and you have a dream of buying a home, here s some simple advice for you.

It is unlikely you could be approved for mortgage financing with that credit score at this time.

Beware of any mortgage professionals promising you an approval with such a low score. Wait on buying a home. I recommend you take the time to resolve your credit issues.

First, settle any outstanding debt. If you owe money on collection accounts, charge-offs and/or judgments, make payment arrangements and get these accounts paid promptly.

Next, begin rebuilding your credit. If you have current accounts with good payment histories, or even some previous late-payment-blemishes, make sure you continue to pay those accounts on time. If you do not have any existing credit accounts then you ll need to establish several in order to create a viable credit history.

The black marks on your credit record that can scupper a mortgage

A bank account that Jennifer Munkley thought she had closed years before has come back to haunt her – and almost lost her the 220,000 house she is trying to buy. She is the latest person to discover to her cost that a relatively trivial historic issue such as a missed mobile phone payment or, in her case, a few 5-a-month fees on an old bank account, can spiral out of control and jeopardise a mortgage.

Munkley and her partner Paul Oliver, both first-time buyers, recently applied for a mortgage with HSBC after setting their hearts on a three-bed semi in County Durham. They both have good jobs, had saved up a deposit and met all the eligibility and affordability criteria, so they were shocked when their application was rejected.

When they asked why, they were told it was because of black marks on Munkley’s credit file relating to an old Alliance Leicester current account. Distraught, she checked her credit file with the three main credit reference agencies and was horrified to find that her Equifax file mentioned several late payments dating back to 2008.

Munkley, who works in genetics research in Newcastle, emailed Guardian Money with an urgent and desperate plea for help – and a happy ending is now in sight. Santander (which took over Alliance Leicester six years ago) has removed the black marks, allowing Munkley’s credit score to shoot up, and this week NatWest was set to approve the couple for a 95% mortgage. However, the new home loan has a slightly higher rate, and Munkley says the saga has caused a huge amount of stress and left the couple fearing they might lose the house.

Munkley, 30, believes her credit file had incorrect information on it for years, which she suspects was why she was turned down for a car loan 18 months ago. She claims the banks obviously have a lot of power to damage credit scores, which can seriously affect people long into the future .

However, while Santander has offered her a 50 goodwill payment by way of apology, because it says there was a short delay in removing the adverse entries, it believes it did nothing else wrong. It says that when Munkley originally asked to close her account in 2008, it was overdrawn as a result of several 5 fees triggered by not paying in the required minimum amount each month.

Munkley’s case comes days after judges at the UK’s supreme court were told that the ability of a bank to report an individual to the credit reference agencies was a powerful weapon which can have dramatic and disastrous effects . Andrew Smith QC was speaking in the case of Richard Durkin, who claimed HFC Bank wrecked his credit rating, which prevented him from buying a home, following a dispute over a credit agreement he signed when he bought a laptop that he later returned to the shop.

Meanwhile, Money has previously featured cases where missed mobile phone payments led to black marks on customers’ credit files, resulting in them later being turned down for a mortgage or credit.

Only last month, Equifax warned that even one missed payment on a credit agreement could be enough to mean lenders won’t grant a new mortgage . Its comments come ahead of tougher affordability rules due to be adopted by mortgage lenders in April.

In Munkley’s case, she decided in 2008 to close her A L Premier Direct current account, which required at least 500 each month to be paid in, because she was doing a PhD. She went to the bank’s York branch and filled in the necessary forms – but a few months later realised she had never received a confirmation letter. She says that when she contacted A L, she learned that the account had not been closed, and that because she was no longer paying in the monthly 500, she had incurred charges that had tipped the account into unauthorised overdraft, racking up more fees and penalties.

After complaining at the time, Munkley says she was eventually told the bank had agreed to waive the charges and close the account. She immediately checked her Experian file and there was no record of the missed payments, so she assumed that was the end of the matter.

Fast-forward almost six years, and that A L account ended up torpedoing her HSBC mortgage application. Munkley says that as soon as she was told what had happened, she asked that the adverse information be removed from her Equifax credit file as a matter of urgency – without immediate result.

In the meantime, the couple were determined not to abandon their home-buying plans, and talked to NatWest about one of its mortgages, albeit that it was at a higher rate than HSBC’s. However, NatWest advised not to proceed with the application until the black marks had been taken off Munkley’s file.

A few days later, Munkley contacted Money to say she had checked her Equifax report and the adverse data had been removed, which is a huge relief and means we can submit another mortgage application .

She showed us a screenshot of her Equifax report, which showed her credit score leaping from 400, which was below the UK average of 430, to an excellent 499.

It seems unbelievable that something from six years ago can make such a difference, and they just seem so powerful – they can do this and there’s nothing you can do, Munkley told us. It’s been a huge battle. We are really lucky that the person whose house we are buying has been patient and understanding.

Santander told us that when Munkley approached A L in 2008 to close her account, it was overdrawn as a result of a 5-a-month underfunding fee that had been applied between January 2007, when it says Munkley stopped paying in the 500-plus per month, and May 2008, when the account was closed.

A spokesman said the overdraft was cleared that same month, with all the fees and charges – amounting to around 300 – cancelled as a gesture of goodwill . He added that these fees were applied correctly … and not due to any error by Santander .

He said: We appreciate there was a delay of a few days in removing the adverse entries on Dr Munkley’s credit score, and in view of this we’ve apologised to Dr Munkley and offered 50 to say sorry. However, we have no evidence of any other error by Santander.

Munkley, however, still feels she has been poorly treated – and it arguably didn’t help that this particular account did not provide paper statements, which might have alerted her to a problem brewing.

U.S. consumer credit growth increased sharply in July, continuing the strong growth trend seen since last December.

Consumers increased their debt by a seasonally adjusted $26.0 billion in July, up from an $18.8 billion gain in the prior month, the Federal Reserve said Monday. On a dollar amount, that s a record gain, and on a percentage basis, it s the highest since July 2011.

The increase in July was well above the market consensus of a $17.0 billion gain.

Monthly debt rose at a 9.7% annual rate in July, compared with a 7.1% rate in the prior month.

The non-revolving category of debt, especially federal student loans, led the monthly increase, rising $20.6 billion or 10.6% in July after an 8.8% gain in the prior month.

Thomas Simons, money-market economist for Jefferies, said he was particularly encouraged by the $5.4 billion rise in credit-card debt in July. The 7.4% monthly gain in July is the second largest increase since early 2008. Lending for autos was also strong.

Consumers are getting more comfortable taking on more debt, said Scott Anderson, chief economist of  Bank of the West.

It looks like July [retail sales] will be a one-time slowdown, he added.

Economists are forecasting a slight increase in retail sales-ex autos to 0.2% in August from 0.1% in the prior month. The Commerce Department will release the August retail sales data on Friday at 8:30 a.m. Eastern.

BIG DAVE McLEAN
Canada’s Legendary Bluesman

Big Dave McLean is finally getting his recognition, at an age when the rest of us are getting around to contemplating retirement. Only in the last decade or so has there been significant inroads into recording this definitive Canadian bluesman.

A masterful guitarist and top notch harpist, McLean�s raw and gravelly vocals bespeak of a life lived to the fullest, and a career spent performing in and around those countless small towns that dot the Canadian prairies. When it comes to the blues, however, McLean�s heart firmly beats to the ghosts of the delta greats–especially the incomparable Muddy Waters, with whom he toured over two decades ago. Just how important the Mojo Man was to the development of Big Dave can be gleaned in an 11-minute tribute, aptly titled �Muddy Waters for President�. Actually written for the dean of Chicago bluesmen, Muddy died before getting around to recording it.

McLean�s stage performances also identify him as one of the top bluesmen in Canada and what he knows about the business came to him from blues legends John Hammond Jr. and Muddy Waters. He started out on harmonica in the early ’60s and had his first guitar lesson from John Hammond at the Mariposa Folk Festival in 1969. Hammond and Muddy Waters became Dave’s lifelong musical heroes and friends. What did he learn from the masters? “Well you gotta be courteous,” says McLean. “You know, Muddy Waters told me you can have the best guys in the world in your band, and if they gotta go, if they want to branch out and do their own thing, you�re not gonna stop them from doing what they�re destined to do. You might as well aid them along, help them out. And John (Hammond) was much the same, one of the most courteous gentlemen on this planet, you know, totally helpful, inspiring. You know both of them were just wonderful, wonderful men. I�m so pleased that I had the opportunity to even meet them.”

Years later, Colin James – certainly one of the best-known Canadian blues artists there is – put himself into the picture.

‘Dave McLean has been stalwartly keeping up the blues tradition for years,’ says James. ‘I first heard him when I was nine, and he blew me away then, and he still does today. He’s one of the great undiscovered bluesmen, and people ought to hear him.’ As good as his word, James took McLean into his home studio in North Vancouver, called up a bunch of players who have worked with both artists, and cut a record together in three days.

Said Colin: ‘Dave has spent his whole life dedicated to the music, and what you hear is pretty well what happened. Everyone who got involved had a ball, and everybody can hear what a good time we all had. Dave is a singer and player that just makes everyone want to do their best.’

Accounting For Uncollectible Accounts [Bad Debt]

Businesses must expect to sustain some losses from uncollectible accounts and should therefore show on the balance sheet the net amount of accounts receivable, the amount expected to be collected, rather than the gross amount. The difference between the gross and net amounts represents the estimated uncollectible accounts , or bad debts . These expenses are attributed to the year in which the sale is made, though they may be realized at a later date. Through this post, we are going to discuss: how to record uncollectible account [Bad Debt], how to compute (calculate) it and what to do if later on it’s become collectible .

There are two methods of recording uncollectible accounts; the direct write-off method and the allowance method .

Direct Write-Off Method

In small businesses, losses that arise from uncollectible accounts are recognized in the accounts in the period in which they become uncollectible. Under this method, when an account is deemed uncollectible, it is written off the books by a debit to the expense account, Bad Debt Expense. and a credit to the individual customer’s account and to the controlling account.

EXAMPLE. If Lie Dharma Inc.’s $300 account receivable, dated May 15, 200X, was deemed uncollectible in January of 20XX, the entry in 20XX would be:

As it is often discussed, one of the fundamentals of accounting is that revenue be matched with expenses in the same year [known as the matching principle ]. Under the direct write-off method, the loss was not recorded until a year after the revenue had been recognized. The allowance method does not permit this!. The income statement for each period must include all losses and expenses related to the income earned in that period. Therefore, losses from uncollectible accounts should be deducted in the year in which the sale is made. Since it is impossible to predict which particular accounts will not be collected, an adjusting entry is made, usually at the end of the year.

EXAMPLE. assume that in the first year of operation, a firm has estimated that $2,000 of accounts receivable will be uncollectible. The adjusting entry would be:

[Debit]. Bad Debt Expense = $2,000
[Credit ]. Allowance for Bad Debt = $2,000

The credit balance of Allowance for Bad Debt (contra asset) appears on the balance sheet as a deduction from the total amount of Accounts Receivable:

Accounts Receivable $30,000
Less. Allowance for Bad Debt 2,000
______________________________

The $28,000 will become the estimated realizable value of the accounts receivable at that date. The bad debt expense will appear as an operating expense in the income statement.

Computing Uncollectible Accounts

There are two generally accepted methods of calculating the amount of uncollectible accounts. One method is to use a flat percentage of the net sales for the year. The other method takes into consideration the ages of the individual accounts at the end of the fiscal year. Let’s go further to the details. Read on…

Under the percentage of sales method, a fixed percentage of the total sales on account is taken .

EXAMPLE. If charge sales were $200,000 and experience has shown that approximately 1 percent of such sales will become uncollectible at a future date, the adjusting entry for the bad debt account would be:

[Debit]. Bad Debt Expense = $2,000
[Credit]. Allowance for Bad Debt = $2,000

The same amount is used whether or not there is a balance in the Allowance for Bad Debt account . However, if any substantial balance should accumulate in the allowance account, a change in the percentage figure would become appropriate.

Balance Sheet Method

Under the balance sheet method, every account isaged; that is, each item in the balance is related to the sale date. The further past due the account, the more probable it is that the customer is unwilling or unable to pay. A typical analysis is shown below :

NOTE: The calculated allowance for uncollectible accounts ($1,800 above) is reconciled at the end of the year with the actual balance in the allowance account, and an adjusting entry is made. The amount of the adjusting entry must take into consideration the balance of the Allowance for Bad Debt account. The percentage of sales method does not follow this procedure .

Recovery of Uncollectible Accounts

If a written-off account is later collected in full or part (a recovery of bad debts), the write-off will be reversed for the amount received .

EXAMPLE. After his account has been written off, Mr. Lie Dharma Putra pays his account in full. The reversing entry to restore his account will be:

[Debit]. Accounts Receivable, Lie Dharma Putra = $600
[Credit]. Allowance for Bad Debt = $600

A separate entry will then be made in the cash receipts journal to record the collection, debiting Cash $600 and crediting Accounts Receivable, Lie Dharma Putra. If a partial collection was made, the reversing entry should be made for the amount recovered.

U.S. consumer credit growth increased sharply in July, continuing the strong growth trend seen since last December.

Consumers increased their debt by a seasonally adjusted $26.0 billion in July, up from an $18.8 billion gain in the prior month, the Federal Reserve said Monday. On a dollar amount, that s a record gain, and on a percentage basis, it s the highest since July 2011.

The increase in July was well above the market consensus of a $17.0 billion gain.

Monthly debt rose at a 9.7% annual rate in July, compared with a 7.1% rate in the prior month.

The non-revolving category of debt, especially federal student loans, led the monthly increase, rising $20.6 billion or 10.6% in July after an 8.8% gain in the prior month.

Thomas Simons, money-market economist for Jefferies, said he was particularly encouraged by the $5.4 billion rise in credit-card debt in July. The 7.4% monthly gain in July is the second largest increase since early 2008. Lending for autos was also strong.

Consumers are getting more comfortable taking on more debt, said Scott Anderson, chief economist of  Bank of the West.

It looks like July [retail sales] will be a one-time slowdown, he added.

Economists are forecasting a slight increase in retail sales-ex autos to 0.2% in August from 0.1% in the prior month. The Commerce Department will release the August retail sales data on Friday at 8:30 a.m. Eastern.

We see many credit reports with low credit scores (anything less than 620), and often many scores in the 500 s. This is BAD credit. If you are one of the folks affected by this terrible economy, you have a low credit score and you have a dream of buying a home, here s some simple advice for you.

It is unlikely you could be approved for mortgage financing with that credit score at this time.

Beware of any mortgage professionals promising you an approval with such a low score. Wait on buying a home. I recommend you take the time to resolve your credit issues.

First, settle any outstanding debt. If you owe money on collection accounts, charge-offs and/or judgments, make payment arrangements and get these accounts paid promptly.

Next, begin rebuilding your credit. If you have current accounts with good payment histories, or even some previous late-payment-blemishes, make sure you continue to pay those accounts on time. If you do not have any existing credit accounts then you ll need to establish several in order to create a viable credit history.
